- What should the customer know about your pricing (e.g., discounts, fees)?
Yes, I do have a fair pricing system. It is one I developed from my previous 20 years experience as Estimating Manager. I spend about five (5) hours on the average client; (2 1/2 at site (including travel) and same in the office). My overhead is 15% so I have to charge enough to make a fair profit.. I adjust this range to the size and age of home. Historically older homes have more problems and newer homes have less. I also charge 15 to $30 more for crawl spaces; second kitchens in basements; finished basements with bars; two furnaces; docks; boat hoists; seawalls; etc. Also, (lately) in order to compete with some of my "newer" competition, I have been breaking my pricing down to a "Basic" price which removes taking pictures and spending time on some inside doors, appliances and windows. Then the Deluxe Inspection which adds those items back in. This 2 step pricing results in a $60 to $80 spread in the two prices. Some clients can take the pictures themselves with a smart phone and look at doors and windows per my instuctions. (We would write down their findings on the inspection form.) Time is money. Most buyers do not want the inspector to miss anything. There are a few home inspectors who give clients a much lower price and after 90 minutes on site they end the inspection; hand you the findings up to that point and leave. NOT ME. I cannot predict how long I will take on site until I get into the process. You are investing lots of money on your house; you do not want to make a big mistake by going with a green- horn inspector.
- What is your typical process for working with a new customer?
I ask enough questions to know what tools and instruments I have to bring. I also guestimate how long it will take. I also offer 3 or 4 options to lower my fee or provide additional services. I never exaggerate nor go over my abilities.

I am a Certified Professional Home Inspector by InterNACHI. I have been providing quality inspections for clients for over 17 years in 12 different Michigan Counties. I am a Michigan licensed Building Inspector and Plan Reviewer. #INSP00238. (for new homes meeting 2015 Building Codes).
