I hired Studio Rebus to replace two doors that were kicked in during a home invasion. Kel created a very detailed budget for the project that my insurance company accepted without question, even though they had originally estimated the project to be much less (not realizing our doors were custom sized). Like most home improvement projects, this one took longer than originally projected, but I would definitely hire Studio Rebus again, for several reasons. First, Kel is responsive. No phone call or email went unreturned. He communicated promptly and thoroughly at every step of the process. Second, Kel's very thorough estimate left no stone unturned, so while our project got delayed because of supplier issues, there were never any surprises in expense. Third, Kel loves this work, and it shows. Unlike handymen I've hired in the past, Kel is very knowledgeable about houses, and lovingly pays attention to form and function and even the most minor finishing detail (as we requested--we were not interested in doing any painting or finishing work ourselves). Fourth, Kel kept our home and garage very tidy during this process, cleaning up after himself each day.

Great experience. Julio installed a new wood railing in my home and it looks beautiful. The total time between initial estimate and project completion was 11 days--which we especially appreciated because we have a baby due really soon. Julio has an eye for design and kept making improvements/suggestions throughout the installation process. I felt that he did not cut any corners and truly wanted to produce a quality product, even though I know the project took him longer than he initially expected. Julio is also very friendly and personable. Also, he's great with dogs--we had no problem letting our dog roam around while they were at the house.

I really had a great experience hiring Prima Construction. I had a problem with a wall that had a very dark taupe color and I was very worried about repairing and patching it on my own for a couple reasons: any imperfection shows easily on a dark wall and painting over a patch in a dark wall without repainting the entire wall or room is near impossible. The perfectionist I hired seamlessly patched this rather large hole and you can never tell it was there to begin with. I am super happy I hired them instead of spending a weekend possibly destroying the wall myself. It was a small job, but certainly not an easy one. I will definitely hire Prima Construction for both large and small jobs in the future. My time is valuable, and when you get this high quality of work with Prima Construction, it is money well spent. Don't hesitate, don't waste a weekend, hire Prima Construction.

We just finished working with Ryan and his crew for our recent home project. We had our popcorn ceilings scraped, texture applied for the clean “knockdown” look and repainted. This job is certainly no easy task and tends to create a mess but I am honestly say it was so worth it. The ceiling turned out beautiful and makes such a difference. Ryan without a doubt is extremely professional from the time he came to my home to provide an estimate to the day the project finished. The crew Ryan had working on our project were absolutely amazing. I am extremely meticulous and don’t handle large messes too well. However, Ryan’s crew did everything to help eliminate that as much as possible. They completed the project in sections and worked in a bubble to confine as much dirt and dust as they could. When the section was completed, they cleaned up after themselves for wiping down wood work to vacuuming and cleaning the hard wood floors. I have worked with a lot of individuals and never had people take the time to pick-up after themselves or let alone care about the mess created. They were on-time every day, showed up as plan and even gave part of their weekend up to come and finish out the job. We had a couple minor hiccups but Ryan quickly rectified the situation and moving forward the issues where non-existence. What I learned after working with Ryan is he truly cares about his customers and his end result is ensuring you are 100% satisfied. I will definitely be working with Ryan again in the future. He does the right thing, is honest and goes above and beyond. If you are looking for someone who still cares and works hard look no further than this guy and his crew. I honestly can’t thank them enough. Ryan, Tom, Tony and Eddy thank you for all the hard work! I greatly appreciate it and look forward to our future project.

We wanted to take this time to say what a great job Tru-Build did on our bathroom remodel. Ryan and Tessa are an amazing duo to work with. Tessa met with us and discussed our bathroom options and provided us with an interior design session that let us narrow down everything from the heated towel bar to the drawer knobs. Tru-build provided a high-end luxury look at an affordable price. In fact, they blew the other bids out of the water. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed.
