(I typically am the person that always gives 4 out of 5 b/c there could be just one more thing..) I reached out to him on a Sunday and within minutes he had responded asking for basic contact information, we discussed an initial time to meet the next day. He said his office would confirm on Monday. Monday morning I received a meeting invite. As a working professional, I did not know this was missing from my life until he sent me an invite. 5-star moment. Before arriving I received a text saying that he was on his way and I could track his progress. Once on-site, he immediately identified issues that we had with an existing project and explained why they were problems. We discussed various options during our meeting and later that night he provided a detailed quote. Despite the fact that we just met, he realized that he was fixing an existing problem for us, so he arranged to start sooner than later. Before the project started he met his leads from each category (framing, electrical, and painting) on-site to review their section to ensure there were no surprises. Part of our project involved deciding on a stain color. This was a big deciding factor for us and we were undecided up until the very end. At one point, I said, "Just go ahead with..." and he stopped me and said, "No, this is important to you; we can wait. I want you to be happy with it." He helped us come up with the final solution and I couldn't be happier with the color. We weren't a bother to him, he wasn't trying to rush us. He cared and wanted us to take our time. - That's above and beyond. 5-star moment. Throughout the project he has been very communicative, asking us to make design choices at appropriate parts, letting us know when slight changes are necessary. At the end of every day, he reviews what will be done the next day and asks if there are any questions. He makes it very easy & comfortable to ask questions/talk about changes/point out items that still need to be addressed. The project spilled into two weeks and on Friday we weren't sure if the painters would be coming back (they had left a lot of stuff out). Texted Cheddi - came over within the hour to clean it up himself. 5-star moment. He will definitely be doing more projects at our home. So again, if you have a project; hire Cheddi."See more

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. What is a contractor license number?
