EXCELLENT service!!! And very professional! After a long string of bum contractors it was refreshing to get someone who is both knowledgeable and not looking to rip me off. I look forward to doing business with him in the future. Very pleased.

Wow. Mike is really an amazing handyman. I initially hired him to do some drywall work and patching in some areas. After we met him and realized how much he can do, we hired him to do: kitchen backsplash, retiling both bathrooms, changing multiple electrical outlets to decora, refinishing stair railing, changing door knobs throughout the house and crown moulding. He is in the middle of retiling and we are extremely happy with the detail and care he takes in him work. He's a very friendly guy with a great personality on top of his excellent work ethic. He cleans up after himself everyday and is very punctual. I highly recommend him.

Matt was great! I have been waiting on the contractor to repair my roof. Meanwhile needed to tarp it (since hiring the contractor tiles were stripped of the roof -while waiting for them to come) Matt came and tarped the roof even in the pouring rain (I felt terrible) . He even advised me of the roofs condition saying it was it good condition dispite the missing tiles and to let the contractors know I knew the there would be no Plywood repairs needed(they [contractors] were already trying to sell me plywood!). I can sleep tonight knowing no rain will come in while waiting on the contractor (I wish they were as communicative and fast as Matt was.)

Juan was very professional and has done an excellent job in the time frame he promised. I've dealt with many contractors before and Juan by far is the most pleasant to work with. I would strongly recommend hiring him to do work.

PROJECT: Remove and install an exterior door. Darin came to my home a few months ago to evaluate a project I listed on Thumbtack. He provided a quote in writing within hours of meeting us. He was one of a few contractors that presented a written contract that detailed the work he proposed. He arrived at each of our three meetings on time. He completed the job tasked efficiently and left the work space clean and clear. His work was excellent!!! My husband and I would hire HBR again...in a heartbeat!

We hired James and Global Housing Contractors to remodel a bathroom. The process for us to select the right contractor took months, and during this process James was by far the most responsive, visiting us multiple times, submitting proposals, 3D models, reviewing and accommodating our ever changing circumstances and needs. Our project scope has actually increased quite significantly (for example, we added a second bathroom to fix, lots of additional small items that we didn't consider at first) and James and his team was flexible and professional all along the way. James personally supervised the work multiple times a week and we couldn't be happier with the end results. During the whole process James was responsible and we could work out every single detail (e.g. tiles, paint colors, solve some unforeseen problems, etc.) together. We will definitely work with Global Housing Contractors in the future.

Tom was very prompt and professional. His crew were nice, competent and tidy. His price was appropriate. He communicated in a timely way. Tom was able to assist in design ideas. I hired him for 2 paint jobs and ended up having him return for interior porcelain tiling and a brick porch repair. I highly recommend TNS.

The job could not have gone more perfect. My contractor cancelled last minute for a job that needed to be done before Christmas as it was a gift. I hired Al over the phone as I was desperate and he came over right away. I was extremely nervous and worried he may try and over charge due to the circumstances and my need for immediate assistance. He had no reviews for me to read and I have had a few bad experiences with contractors in the past. Al was polite, clean, neat and treated my home as if it was his own sweeping and vacuuming as he went along. I was only planning on having him do the hard labor and I was going to finish the rest on my own. Al was a very pleasant find and I will be referring him to anyone I know who needs a contractor. He did not over charge and went above and beyond to help finish the entire job for me.

Alex was hired to paint two bedrooms in my home and to perform other repairs. Out of all the contractors I spoke to, Alex had the most competitive pricing. He gave wonderful tips on what kind of finish on the paint I would need for the job as well as how much paint would be needed. His advice was spot on. The work he did was impeccable and the job was complete in a matter of hours. There was no mess for me to clean up and the walls look amazing. Jobe well done. Will definitely be using his services again in the future.

David did excellent work, quickly and efficiently. I would certainly recommend David, and particularly admire his flexibility and promptness. I would recommend, as with any contractor, to be very clear regarding expectations and specifics. But overall, good work and good value.

David and his Company have been helping me on various projects for over a year now. I was fortunate to find them through thumbtack. I was in dire need. I had realized a water stain forming in the bathroom ceiling of my shore rental on a Sunday afternoon only two hours before having to head back to Boston and I was scheduled to have house guests in 4 days. Who was I going to find in 2 hours notice on a Sunday afternoon to come help me? Like a miracle David responded within seconds of me posting on thumbtack. I explained the issue and my time constraint and he said, "I'll be right over." As soon as we met in person I knew this was the type of honest professional contractor that I could trust (hard to find! I own two rental properties.. believe me). David assessed the situation and told me not to worry. He would send me a detailed quote of what was needed by later that night and that I could rest assured the work would be done for my guests in time. I was able to trust him with my house keys and everything went smoothly. He left the place in excellent condition and stuck to his word on his quote. Since that instance I actually stopped using another contractor that I often used and starting contacting David. Over the last year he's run to my rescue several times and more recently accomplished yet another successful job for us. David is honest, reliable, thorough, and a pleasure to work with. He goes out of his way all the time. There's no way I could possibly manage renting a property in NJ while living in Boston if I didn't have someone like David to help me out!

I have used big frank for multiple painting and carpentry projects in the past three years since purchasing a new home. He was recommended to me by a local hardware store owner. Here are my experiences and results with Big Frank: -Always on-time -He is neat and tidy when completing his work. Ie. Cleans-up and organizes his tools when leaving each day -Dependable and trust worthy. “my wife does not allow any contractors in the home without supervision, Frank is the exception.” -Fair pricing -Finishes the job and has gone the extra mile to ensure the finished product is to his standards -All Jobs completed have had excellent end results -I recommend him to anyone who asks Most Recent Job December 2015: I always brought frank in to paint after a contractor completed a jobs, whether a bathroom re-do, hallway/staircase wainscot, trim work etc. Frank always commented the next time I had trim or interior carpentry work give him a chance on the finish work/carpentry work. We had a den area in our home in which needed a make-over. I called Frank to let him look at it. I am extremely glad I did. His creative eye and knack for color recommendations turned our room into beautiful living area. He used rough cut lumber and stain to mirror barn/drift wood wainscot. He finished it with very clean molding shelves and trim work. Couldn’t be happier with our decision to bring him in for the entire project not just his painting. Honestly should have used him on all of the interior trim work projects we had done.

I wanted to recreate the feeling of relaxation, calmness and fun that I get when I visit the rivers and beaches of my home country of Trinidad. Don and his team masterfully recreated that feeling with executing the design of my two bathrooms! It is very difficult to find contractors that are not only excellent at what they do but also trust worthy and respect your home. I was able to give them keys to my home, and go to work feeling confident that my home was in safe hands. Thank you to Don and his team for giving me my own little river and beach mini getaways right here in hectic NYC!

Absolutely amazing experience with these guys!!! I was extremely impressed with their puncutuality- they arrived early each morning & finished the product exactly when they said they would. Most importantly, the final product was of great quality; my favorite thing about All-Rise is that they are extremely detail oriented.. very hard to find!! I’ve had issues in the past with other contractors & their unresponsiveness... everyone that i’ve spoken to at All-Rise was extremely informative and knowledgeable; these guys really take pride in what they do. Highly recommend.

A few days ago I had a new stove delivered while they delivered it to my kitchen they suddenly said that the connection required a license electrician. Thank God for Thumbtack and Mike. He answered quickly what's Pleasant and efficient with a sense of humor and was here all of 20 minutes. I would recommend his work to anyone who is tired of contractors who take hours to do a simple task or who overcharged I felt that his rate was good and I fully intend to use him again if I have additional electrical needs. He's on the permanent Rolodex

I would consider Ricky a great, courteous, kind and respectful contractor, so much so that I’m already planning out for another project. He nor is coworker were in the least bit lazy, and they continued to work through the day with a nice level of energy and pace. All the work was completed with the utmost care and with consideration. Without hesitation 5 stars.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
