Jonathan was beyond amazing! This was my first time hiring an installation service and he made the experience very easy and did everything I had requested to the best of his ability. He had just come from another job prior to coming to help me and I could tell that he was probably exhausted from his work but he still put in his full effort and hard work to help me assemble my drawer and hang up my mirrors. Walter Lopez is a pleasure to work with. From helping with design ideas to working long days until the job was done, he is always prepared to keep going once he begins a job. AndI must add that he is the only contractor I have ever hired who has willingly returned to redo work that needed to be redone without making me wait, and after having already been paid in full. This is very rare! I have since then hired Walter to do additional work on my property, and will continue to do so, and will recommend him to others whenever I can. Juan was great. He is very responsive, does good work and is professional. He renovated my closets and did not cut corners on the work. He is expedient and a hard worker. He listened to what I wanted and exceeded my expectations. I highly recommend him. The only draw back is that I recommend that you ask him to put up plastic to control construction dust to prevent the need for cleaning up dust each night.

James remodeled the kitchen, flooring and interior painting. His knowledge and professionalism is exceptional. He is very detail oriented. He went out of his way to recommend few things like missing exhaust in our kitchen. When you seek any suggestions, he doesnt treat it as a way to make more money and instead suggest us what is doable. Many other contractors were reluctant to install an island in kitchen but James is never hesitant to try out something that we requests for. He would be the go person for any of our remodeling needs. If any suggestions to improve, I’d suggest to have frequent discussions with the client on site in person (sometimes text communications make it tough) and you’d be outstanding in your profession. I highly recommend James to any of your construction or remodeling needs.

I contacted Spirit Contracting to redo a renovation of my bathroom, after another contractor, who I contracted via Thumbtack, did a horrendous job. Frankie was early to the appointment, patient, went thru the entire job that was completed and advised what needed to be redone. They did an amazing job getting my bathroom completed! I cannot believe the difference!! Spirit Contracting is the way to go!! They were professional, punctual, clean and great to work with. Frankie is honest and pays attention to the littlest details and stands behind his work 1000%. I would most definitely recommend this company and plan on using their services in the future!

I called to get an estimate from Sino and unfortunately something happened and I could not make it. That was no problem for them. They still showed up, went up on the roof and gave me an estimate anyway. After getting the estimate we decided to go with them and the morning of the appointment, they showed up on time and got straight to work. They finished the roof the same day and cleaned everything up without leaving a shred of garbage behind. I highly recommend the guys from Sino, they are hard working and serious about pleasing their clients. I actually asked for another estimate on a different project that we need completed, and hope to work with them again.

Carlos is very professional and responsible. His team helped me to upgrade my kitchen which includes replacing floor tiles, back splashes, counter top and dishwasher. They could always keep the construction area nice and clean at the end of the day. He even helped me exchanged broken dishwasher at Lowe's that I purchased online. Will work with him again on other upgrades. Highly recommended!

Excellent experience! Needed someone right away and everyone wanted to see the job first which puts me in a tough position since if I'm not happy with the price, I need to get someone else and wait till they can come. He gave me a flat price for the day and brought someone else like I asked. My contractor in business for 15 years was blown away how much they accomplished at such a reasonable price. They were also clean, and punctual. I needed to start a bit late and they worked around me without even mentioning they were there late. Although it was a Demo job and I paid for the day, they wouldn't leave until the place was broomed clean.

These guys do what they say they will do and don't try to find ways to get more money out of you during construction. Actually the opposite, they used their relationships with vendors to negotiate even a better price on materials than I would have gotten on my own. Henry was fantastic. We had a straight forward bathroom remodel and he was great in both his work product, but also providing ideas about certain features of the bathroom. He went above and beyond, running out to the hardware store picking up small items that we needed to ensure the job was completed. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
