- What should the customer know about your pricing (e.g., discounts, fees)?
For single family properties we charge 10% of monthly gross rent collected or $90.00, whichever is greater and 100% of the first months rent to lease the property. We do not charge a management fee for vacant properties or if your tenant isn't paying rent. We charge a percentage based fee for multifamily properties this fee varies on services provided, rent roll, and the number units.
- What is your typical process for working with a new customer?
We discussion your short-term and long-term goals for the property. If we are a good fit, we set up a 30 to 45 minute appointment at the property to provide a refined rental analysis and determine the next steps. If the unit is vacant we will take the following steps- 1.) Complete a walk through of the property, we will be checking for the condition, obvious maintenance issues, and making sure the house will generally show well. 2.) Obtain all relevant registrations and certifications. 3.) Take pictures of the property and get it listed. If the unit is occupied 1.) Obtain tenant contact information from current manager or owner. 2.) Verify all relevant certifications and registrations. 3.) Send a letter to the resident(s) notifying them of the change in management. 4.) Schedule a time to perform an inspection of the unit to establish condition and verify that no ongoing maintenance issues exist.
- What education and/or training do you have that relates to your work?
I have a degree in business management, I became a finance director of a large not for profit at an early age where I spent 12 years. I eventually created a building maintenance company in New York, which buying and renting properties in the state of Maryland since 2009. For the past 6 years I transition into property management, project management. During my years of owning rentals I saw a need for a few things: great service, responsive service, correct service. What separates our company from others are these three things.
