Introduction: Royal Grand Realty, LLC was formed in April of 2009. I am a full time broker and have been in this business for over 20 years with several other agents. Our standards go above and beyond our clients expectations. We work with our buyer and seller clients AT THEIR CONVENIENCE. One major complaint about real estate agents/brokers, is that they do not stay in touch with the client. We send several messages each week to our seller clients to keep them updated on the market and if those changes have an impact on the sale of there home. In addition, we send up-to-the-minute portal information so that our buyer clients have immediate access to homes that meet their criteria. Our organization is professional and friendly. We work hard to be sure our clients are fully satisfied with us as their partners! I am so very passionate about this business that it doesn't seem like work to me. Real Estate is in my blood. It's my responsibility to give the facts and help my clients feel less pressure as I can handle most objections and issues for them. I make this an enjoyable journey to sell or buy or both, without the additional stresses. Nothing is more rewarding to me then to help my clients reach their goals.

Suzanne eased my nerves from the moment I called her. I was stressed and nervous about moving to NY from Southern Indiana and she made the entire process feel manageable. Suzanne was available for questions day or night. Each time I called, she spoke to me as if I was an old friend. She understood our family's needs and what we were looking for in a home. The day that we went to look at homes, she met us with colored pencils and coloring sheets for our children. I would highly recommend Suzanne to anyone looking for a home.

We have known and worked with Suzanne Clevenberg for a number of years. She has been consistently reliable and is focused on the needs of the customer. What should the customer know about your pricing (e.g., discounts, fees)?
The general Real Estate Commission in the Westchester area is approx 5%. There are many ways to negotiate this amount. Be sure you know how the percentage that you will be responsible for when signing a contract. When buying, there is usually no fee, but sometimes is it necessary to charge a nominal amount.
What is your typical process for working with a new customer?
Explain the process first. Let them know up front what the options are. Then take them through the steps as they come to us.
What education and/or training do you have that relates to your work?
Every real estate agent in NY must complete 22.5 hours of education every 2 years to renew their license. I go to the my local Board of Realtors (HGAR) and attend all my classes in person (vs. on-line). Although on-line might be easier, you don't get the same camaraderie learning and having collaboration with other brokers, agents and educational professionals.
