- What should the customer know about your pricing (e.g., discounts, fees)?
Basic local condo studio flats start at $325. Local homes Start at $375+ Ancillary services that I provide are (Radon +$195), (Termite +$89.00).or A (Radon + Termite combo-$270.00) (All crawl application + $65.00 and up) Which means no open basement or slab. NACA type loan inspections are a separate entity and require more detailed information. Investor verbal only walk through service. Hourly rates.
- What is your typical process for working with a new customer?
In reference to a real estate transaction, I am typically working with a buyer. I reach back out them after they inquire with me. I try to get the desired property information from them. I review the property and some of its basic features. This is generally needed to give accurate or exact quoting and tentative timing. I see what their concerns are and I send them a hard quote with an email and with sample reports. This sets the expectations and spells out what limitations there might be as well. The email also goes over the process in more detail and how I do things, perhaps in comparison to other inspectors. We then schedule after I hear back from the client. I take care the scheduling process as most folks do not have the extra time to do so. We then meet the day of inspection to go over the home and any major items. The report is generally produced and returned within 24 hours. If I am working with a homeowner for their own personal radon and/or termite, it is pretty straight forward. We just schedule a time to come out.
- What education and/or training do you have that relates to your work?
Ohio has recently (January 2019) become a licensed state for home inspectors. This is huge! It shows the regulators interest in public protection. They created the board to overlook this part of the profession. One of the requirements set forth is taking and passing the National Home Inspector Exam, which I have done. I am also twice certified and belong to many groups and have social media connections where I am constantly reviewing other inspectors questions and responses. As well, I have CE that I keep up on through NACHI and also have state regulated requirements for Radon and Termite. I also partake in the National Home Inspectors Examination as an SME to create and review for new test questions. In addition to the technical classwork listed above, I have been working in the field since 1991. Specifically I have roofed, sided, paved, and was an HVAC contractor for 10 years. I have flipped, contracted, managed, manufactured, designed, replaced and purchased multiple construction aspects for light commercial, multi-family and mainly residential homes.
