Introduction: Buyer Inspections It's important to keep things in perspective. Most homes have conditions that need attention. The question is, what and how serious are these conditions? A home inspection answers this question and explains its solutions, so that you can make an informed decision before purchasing a home. Inspections are performed with a systematic approach, breaking down the house as a whole into systems and components. Every inspection is accompanied by an inspection report that can be downloaded from our website, emailed or printed. Our inspections are non-destructive examinations of the systems and structures of a home, from the roof to the foundation. We perform every inspection in accordance with Oregon Administrative Rules Division 8 Chapter 812. Inspections typically range from 3 to 4 hours, depending on the size and complexity of the home. Oregon Home Inspections will reveal any important issues that may need attention and can suggest solutions and maintenance programs. The inspection will provide you with valuable information that will give you greater confidence in negotiations. A walk-through with the prospective buyer at the end of the inspection is strongly encouraged. This allows us to present a much greater appreciation and understanding of the home's condition and details found in the report. If the buyer cannot be present, a telephone appointment or meeting at our office can be made in order to discuss the report. Oregon Home Inspections provides an objective "pest and dry rot" inspection of your home, along with a detailed written report, recommendations, and photos of the findings. Wood destroying organisms (WDOs) find houses to be a great source of food when conducive conditions are present. These conducive conditions are invitations to WODs; once inside the house, these organisms can cause serious structural damage to the integrity of the house. WDOs can easily go unnoticed since they typically attack parts of the house that are not readily visible. There are two general conditions of reportable concerns when receiving a structural pest inspection: actual structural damage by an infestation, and conducive conditions. Find moisture intrusion, building envelope leaks, missing insulation and more. Our infrared (IR) camera scans your building to discover conditions not visible to the naked eye. IR cameras are one of the most advanced diagnostic tools available for building inspectors today. We are certified Level 1 thermographers in building investigations.
