I had some air conditioning thermostat power problems need to be fixed quickly. Tony offered 7:30pm appointment to fit my schedule. I hired Tony. Tony arrived my property on time. To solve the issues, he quickly ruled out some possibilities by doing some regular checking. Then he found the problem and fixed it smoothly. He also explained every steps to us and passed some knowledge regarding the maintenance. Tony is very honest, reliable, and knowledgeable. We will definitely hire him again in the future!

I had a bad circulator pump and 3 cracked radiators at one of my rental properties. This needed to be fixed before the tenants moved in. I was also out of town while this work got done. Benny did an amazing job of getting everything fixed, addressing leaks I didn't know of and keeping me updated throughout the process. I've been dealing with contractors for my rental properties for 6 years and this was one of my best experiences. I highly recommend this company.

Dan and his team did an great job on our deck. He handled all aspects of the job from permits to the finishing touches. We also worked together when questions came up that needed clarification. Anthony was hired to install a pavers patio and 3 lighted lamp posts. The planning phase was impeccable. He came with 3 different designs and a vision of the perfect posts and lights for our property. Unfortunately, the lights were not installed due to HOA restrictions but he was kind enough (and patient) to hang in there during the long architectural request process. The paver block is of the highest quality. It was installed following demolition of the existing cement sitting area. Anthony coordinated, scheduled and monitored the work throughout the project. We are extremely pleased with his professionalism and work. We've already invited him back for landscaping and we'll have him back for bathroom demolition and improvement next year. Thank you Anthony and team!

Chose Eva home services to fix up one of my vacant rental properties. Overall it was a very good experience. I had them clean the carpets, replace some fixtures, and do some painting and drywall repairs. Mark and Kayla were very friendly and I wouldn't hesitate to call Tony again. We wish we hired Building Leaders to do the renovation that we undertook two years ago - they would have saved us a lot of money, time, and frustration. They honestly reinstilled our faith in the contracting community - we've had several terrible experiences from other contracting companies. This was such different and positive experience, we wanted to share. If you're looking for a contractor who is honest, keeps his promises, who delivers quality outcomes and within budget, and respects your home/personal space -- Building Leaders needs to be considered. They were hired to bring a pretty complex project and design to life. Sami, the owner, did an amazing job partnering with our Interior Designer, Keegan Riotto from Revamp Designs. They successfully completed a 3 month project that included a complete demolition of an unusable space. The scope of work included building of multiple decks, build out and construction of new closets/rooms. They also masterfully installed a stacked stone wall - they did such an awesome job, the stacked stone manufacture has sent a photographer to take photos to showcase in their catalog/websites. Sami and team also installed ~800sq ft of Aztek pavers, completed electrical work to support a complex lifting scheme, roofing work, etc. Bottom line, Building Leaders -- is a very professional, honest, and skilled company that took Revamp's designs and beautifully transformed a once unusable space to an oasis that we're able to use on daily basis. His team was challenged with weather and other issues and they absolutely did an amazing job. One last item to share...those of you who've had renovations or work done on your house while living there - it can be terribly disruptive and stressful when you have the wrong contractor who does not respect the fact that you are living there during construction (we have small children) -- Sami and his team were so respectful and thoughtful in this regard - they took precautions to ensure our home and personal property (and kids) were cared for/safe and they the time to clean up the site EVERY day!! Thanks Building Leaders/Sami, we love our new spaces and appreciate they great work. I highly recommend Sami and his team - honest to work with, competitively priced, stellar craftsmanship, on time and extremely respectful.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

Why is property management important?

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
