- What should the customer know about your pricing (e.g., discounts, fees)?
Real Estate Agency Fees (Selling and Purchasing Real Estate) Sales/ listing fees are typically 6% of selling price or a minimum of $3,500.00. This fee is typically split between the listing and selling brokerage. This price normally includes all marketing costs, showings, buyer pre-screening, negotiation and execution of required real estate documents. We normally charge no fee in the event your property does not sell. Buyers agents are typically paid by listing agent, so buyers are required to pay nothing for our services in most cases. Property Management Leasing fees (Rentals Only) Our rental leasing services include marketing/advertising, pre-screening, showing, lease preparation and execution, key transfer. This fee is equal to 1 months "normal" rent. We typically do not charge any fees, in the event we do not lease the subject property. Our rental management services include monthly rent collection and accounting, tenant correspondence, 24 hour/ 365 Day availability for repairs or emergency issues, eviction and court action. Basically our company acts as the eyes and ears for the landlord so they can worry about other things. Our fees for this service are 10% of the "normal" gross monthly rent or a minimum of $50. per unit.
- How did you get started doing this type of work?
I started remodeling my father-in-laws rental properties in 1996 and soon became a full time licensed real estate agent with his company in 1999. Several years later I decided to open my own real estate company and upgrade my license to become an Ohio licensed real estate broker.
- What types of customers have you worked with?
Most of your clients are homeowner and investors who are seeking to eventually sell their home. Due to current market conditions, many feel they are unable to sell their home for a reasonable price and/or timeframe. Instead of letting their home sit vacant and absorb the major costs of a monthly mortgage payment, taxes, utility costs no to mention the maintenance and upkeep, many of our clients are choose to lease their home out. We are able to help most of our clients by eliminating most, and in some cases all costs associated with their once vacant home and provide this service in a very professional and affordable way.
