- What should the customer know about your pricing (e.g., discounts, fees)?
For home buyers; A "Buyer's Rep Agreement" motivates the agent to have an interest in providing services. There is typically no fee as it is a standard practice for seller to pay a predetermined amount / percent for representing agent. For home sellers: A "Listing Agreement" motivates the representating agentto provider listing services; listing means on the MLS and other platforms. The brokerage fees for both the seller's and buyers rep are negotiated, paid at closing by the seller. The brokerage listing fee is entirely negotiable between the seller and me. It's usually a percentage, but can be a "flat fee".
- What is your typical process for working with a new customer?
Regardless of whether selling or buying, be prepare; When buying, get pre-approved with a lender. Determine your desired area and preferences. Consider an agreement between us that will motivate and cost you nothing, but loyalty. Drive around the areas while comparing and contrasting the positives vs negatives. When an area is chosen to search, have your realtor send you active properties. While it's fine to look at public So have your realtor monitor the MLS and other databases daily for you. I can get you accurate current results. Once you view and are ready to make an offer, let's get comparative sales in the area to establish a price point. Then I shall move forward to negotiate the offer after your review on client's behalf. Once accepted by seller, earnest money will be required to execute the contract. I will advise and draft any amendments, coordinate walk thrus, final documents and accompany client to closing. When selling; Clean, clean clean, eliminate the clutter, paint and carpet where needed, if possible. Consider offering a homeowners warranty and a certain amount in closing cost assistance if a certain price is met. Of course I will market the property on numerous MLS and affiliated web sites. If the home is empty, one can always consider staging it with renteal furniture to increase appeal.

TN Real Estate "Broker" designation requires more years of experience. Numerous transactions; $4.9M gross sales volume since 2013. 20+ year in Nashville, Franklin, Bellevue areas. Leasing experience. Commercial sales; residential income investments.
