I had Brothers Ross fix my sinking porch posts. I dealt mostly with Andrew and he was very responsive, professional, and courteous. I had shopped around with a few other contractors and Bros. Ross was by far the best deal. The crew was very helpful during the process and answered any questions I had and quickly completed any small add-on tasks. The entire project was complete within a week of my initial contact. The quality of their work was is very thorough and solid.

Bob, did a good job. His workers were courtious and friendly. He showed up when he said he would. Trex deck and railing looks great. My only concern would be using untreated wood on the framing of the railing. Bob assured me that painting the railing was just as good. I am not sure.

Justin just completed painting my kitchen cabinets. My kitchen has been transformed from builder blah to fabulous. What a pleasure it has been working with such a professional and ethical contractor. Justin is an excellent communicator. He always let me know when he would be arriving, and what he planned to do the following day. It was a great experience working with Justin. I will definitely call him for other projects.

Timmy and his crew were very punctual, informative, professional, and efficient as they built a monsterous wooden play set in our backyard. Timmy gave us updates regularly on the progress and his fees were more than reasonable. He actually under-quoted us severely and I had to twist his arm to requote the job to make it fair for him. What a great contractor- we will definitely seek out his help for future projects and I would definitely recommend him.

Hired Franks Construction for Multiple Jobs. Pressure wash decks, side-walk, and mail box. Stain decks and mail box. He also sprayed some of the outside windows, which was a bonus. Brandon and his crew did a good job. The end result was very good, where we worked through any items that came up. Weather for one. Franks Construction was good to work with and when items came up, him and his crew found a resolution. I would recommend this company. Issues will come up, weather, but keep working with Franks Construction and they'll do their best to give you a great end product. I personally am a happy customer.

We are looking for a contractor specifically to install a cable style steel railing system for our existing deck. Terry at W.C. Builders told us that he only does the preparation (demo and cleanup of old railing) and sub contracts the installation of this type of railing to American Cable Rail . He was very helpful and gave us the the name and contact phone #. We are now working with American Cable Rail. We are very grateful to Terry from W.C. Builders for his professionalism and his help.

First time using Thumbtack so I wasn't sure what to expect. I had various "handyman" projects I needed done. I posted my request and got several emails. Sufficient Home Improvement was not only the first to email but also called to express their interest in the project. As we talked we found that they were working on a project close to my home. He invited me to stop by and see the kind of work that they did. I was very impressed by that suggestion. I did go visit and I ultimately hired their company. The work was excellent. I added several more projects to the list. We did experience a few issues that needed addressing. Their dedication to making sure I was completely satisfied was commendable. I love the projects that they did at my house and will call them for future needs.

If I could have selected all the values for Tony I would have! We’d had a hard time finding a contractor that was timely and did what they said they would, and from the first moment we reached out to TD Builds we knew things would be a heck of a lot better. Tony explains things, listens to what is needed, has great prices along with amazing craftsmanship. Plus, he’s never been so much as a minute late when we had an appointment. On top of all of that, he really just goes above and beyond. If you need something done, anything that needs a builder/craftsman, I highly recommend Tony!!

We can finally enjoy our beautiful outdoor space and amazing deck thanks to Micah! He was professional, courteous, and clearly a talented craftsman. When we began our project we only wanted to cover the existing deck, but then we decided to extend just a bit. Micah gave great suggestions and wasn't just out for the dollar like so many other contractors we had come out to give us estimates. He actually gave us tips to help us SAVE money. I had print outs of what style I wanted the deck to resemble, a rustic yet simple style; and Micah had no problems getting the materials and never complained once if I had a question or changed my mind. He was even able to find a roof that matched perfectly to the brown roof on our storage building and house. My husband and I are beyond pleased with the service we received and the new outdoor living room Micah gave us! 10 out of 5 stars!

The best thing about Richard is that he came and stayed until the job was done. I've had 2 previous contractors over the past couple years that have fit me in here and there, they made a 2 mo project into a 2 year project. Richard was very respectful of my property, laid out tarps going into the house, cleaned up after himself. His work is quality. He's honest and professional. He listened to what I wanted done and did it. I will recommend him to friends and relatives.

We had Donnie and his team replace our driveway and side walkway. The work was done as requested, on time and very professionally. The estimate was right on, not a penny over. Donnie was always available to answer any questions. .. which were many. It was a great feeling to know that we were working with people we could trust and that the work would be done correctly. We have already hired Donnie to fence in our back yard and will certainly pass on his name to anyone who asks for a reference. Great contractor, great work, great price.

As a REALTOR I have worked with KIMCO on a number of transactions. He is a competent, thorough professional who takes great pride in a job well done. He has a tendency to exceed expectations, which is a very good thing indeed. Because he is a licensed contractor, a licensed electrician, as well as a licensed pest person, he brings a great deal of expertise to the table and provides unparalled service in a cost-effective manner.

Working with Adam and Hendrickson Contruction was a true pleasure, especially after all the problems we had trying to find someone to take on the job of adding our addition to our house. From the get go he was very upfront and honest about his time frame and his estimates; also taking the time to thoroughly go over the estimates and answering all our questions (we had plenty). He made the home building process stress free from the start of getting all permits to finishing out our house getting us ready to move in. Adam and his crew have amazing attention to detail and when/if a problem came up on design aspects he always had several options for us to review. We truly love the work he did to make our house amazing but it was also a pleasure working with and honest, reliable contractor. If I could give him 10 stars I would and I highly recommend him for any home project you have.

I highly recommend Steve for any construction/maintenance job. I cannot tell you what a blessing he was to us. He has many years of construction experience with both large and small companies. He is more than qualified. I had to do my homework and check him out and I heard nothing but good reviews from his past customers and acquaintances. I have had many compliments on the work he did and my wife and I really love our new addition. I would guess that like me, you have had some horrible experiences with contractors. He is honest, punctual, and dependable. He completed the job on time and actually UNDER budget! The work he did for us was just exactly what we wanted and he followed the plans to the exact detail. He cut no corners and used the highest quality materials. After the first two days I was able to go to work and not have to worry about anything. I even trusted him to work alone on my property which I NEVER do. Dealing with Steve was a pleasure. After working with many contractors, Steve did not send a crew of unknowns; he was there all day every day to make sure everything went perfectly. It is so refreshing to find an honest, quality-minded, contractor. Give him a chance; you will be glad you did. I can't post my phone # but feel free to email me: GOD bless, Mr. and Mrs. Coffey Knoxville, TN

Tony and the crew at CCO did an awesome job on demo and cleaning our and our neighbors burn site after the wildfire. They finished the project with re-seeding and also used a silt fence. We are planning on a re-build and CCO will be our contractor.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
