This project was to replace a worn-out dog door through an exterior wall with a new dog door. The new door was smaller than the old, so replacement involved framing the opening to a smaller size and then patching dry wall inside and stucco outside. Because JD couldn't get to my project during the week that he had scheduled, he offered to come Sunday evening, spent 2.5 hours of his weekend installing and patching, and did an excellent job. I am very pleased with the final result and no longer worry about mice getting into the house through the old dog door. I respect and appreciate JD's work ethic and his willingness to complete my project over the weekend. I am keeping his phone number handy for other projects around the house and definitely recommend him.

I hired Mike to remove my bathtub and replace it with a shower, replace flooring and place light over shower. Mike is amazing! His work is fantastic! Not only does he do excellent work, his price is competitive, he is honest and has a wonderful personality. I would not hesitate to recommend him to anyone! I can sum him and his work up in one word - WOW! I have been burned so many times by contractors so it was hard for me to trust another one, but Mike has truly gone above and beyond to renew my faith in others. He is a hard-working, kind, christian man! Without a doubt, he will be doing more work for me!

Jaccard Construction was responsible for making several repairs on our home following a severe storm. Each person that was involved was very professional. The work was done over several months due to the extensiveness. When we experienced issues with our insurance Jeff got very personally involved due rectify problems. He met with us and answered all of our questions. Our home required some metal work which he didn't do but he continued searching to find us the best deal to get that taken care of. I would highly recommend this company to do work on your home.

Daniel did an amazing job of screening in our existing covered patio. I spoke to several contractors, and no one but Daniel understood my vision for the project. In the end, it was even better than I had imagined, and it looks like it has always been part of the house. They came back after completion to adjust the doors and touch up the paint. Communication was terrific and they were a pleasure to work with. I'm planning to have them back asap to install a fence. And they left a birdhouse as a thank you gift!

Tony and the crew at CCO did an awesome job on demo and cleaning our and our neighbors burn site after the wildfire. They finished the project with re-seeding and also used a silt fence. We are planning on a re-build and CCO will be our contractor.

I was looking for a quick turnaround on some particularly high and difficult gutter cleaning because of weather patterns. Mr. Ragland came out next day, cleaned the gutters and even took the time to rake up the grass where the ladder had matted it at a very reasonable cost. I am adding these guys to my list of go-to contractors.

I was so worried as I could not find anyone to come help me with my electrical, wood working, tiling, and plumbing needs as I was putting in a new deck, gazebo, and whole gut and replacement of a kitchen area. I am way out in the middle of nowhere in the mountains and never figured anyone would have responded. The next day I got a response from the contractor above and he came out the same day. I must tell you that he has been a God send! Not only did he do an excellent job on my electrical needs and the fact that I liked his meticulous work so much that I ended up using him to do our kitchen and other needs as well. We replaced out kitchen and we put in very high end cabinets countertops, hood, and appliances. We could not be happier and I believe the pictures will speak for themselves. DO YOURSELF A FAVOR.......HIRE THIS CONTRACTOR AS HE IS THE BEST OUT THERE 'BAR NONE' You are also welcome to contact me directly for further positive review on this contractor. Doug @ 904-625-6655

I highly recommend Steve for any construction/maintenance job. I cannot tell you what a blessing he was to us. He has many years of construction experience with both large and small companies. He is more than qualified. I had to do my homework and check him out and I heard nothing but good reviews from his past customers and acquaintances. I have had many compliments on the work he did and my wife and I really love our new addition. I would guess that like me, you have had some horrible experiences with contractors. He is honest, punctual, and dependable. He completed the job on time and actually UNDER budget! The work he did for us was just exactly what we wanted and he followed the plans to the exact detail. He cut no corners and used the highest quality materials. After the first two days I was able to go to work and not have to worry about anything. I even trusted him to work alone on my property which I NEVER do. Dealing with Steve was a pleasure. After working with many contractors, Steve did not send a crew of unknowns; he was there all day every day to make sure everything went perfectly. It is so refreshing to find an honest, quality-minded, contractor. Give him a chance; you will be glad you did. I can't post my phone # but feel free to email me: coff8199@gmail.com GOD bless, Mr. and Mrs. Coffey Knoxville, TN

JOHN KIPP IS A RELIABLE, ON-TIME AND FULLY EXPERIENCED GENERAL CONTRACTOR and a contractor that finished all my individual projects WITHIN BUDGET. All the other contractors used in the past were simply putting in time, used inexpensive materials and never ever showed pride-of-project-ownership ... that is until I met with JOHN KIPP. What a relief it is to know I can CALL JOHN KIPP and NEVER WORRY! THE BEST IS ALWAYS THE BETTER BUY.

My company purchased an investment property in Gatlinburg that needed some major renovations. After having a sour experience with another contractor, we were fortunate enough to find Roberts Renovations. Mickey was kind and courteous, and most important of all, knowledgeable and full of ideas on how to perfect our property. While we have only been able to make it through the first major phase of renovations (due to our financial constraints), we have no hesitation of using Roberts Renovation for all future projects for this home, and the homes to come. We are highly pleased with the quality of work that has been done, and highly recommend Roberts Renovation. Sincerely, Adam Edwards Mountain Bliss Enterprises Inc.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
