PDL Property Management

Introduction: We provide the following services: * Collection of monthly rent * Quarterly preparation and reporting of financial statements * Maintenance of complete property records (rent collected, repair, receipts, annual 1099 statements, etc.) * Coordination of all necessary repairs (obtain estimates for repairs) * Quarterly inspections as required by PDL Property Management * Filing for eviction when necessary on behalf of the owner * Maintaining ongoing relationship with property owner and tenant * In-house inspection of current homes prior to signing lease contract * On-call for emergencies Specials skills are as follows: * Maximum exposure of leasing properties through weekly newspapers, the MLS system and signs * Maintaining awareness of market conditions to ensure that properties are leased at an excellent price * Tenant searches and evaluations, background check including credit report, criminal or eviction records, and check-writing history * Collection of deposit and first month's rent prior to move-in * Preparation and execution of lease documents What investors and homes owners likes about me?
