He phoned in less than 5 minutes of the posting and explained how my light fixture was dripping water and gave a few options on repair with quotes. Assured that this was not a fire hazard to just leave the light "off" and that the breaker was safe to be "on", I slept well with only the main water cut-off. Arturo arrived at 8:15 the next morning and had the part with him, by 9:00 he was finished.... inspection, photos of attic damage, consultation, AND the repair was completed with after photo. Oh, did I mention the request was put out at 10:14 pm. Arturo and I were discussing that there were 2 additional locations that were in extreme conditions and that when I left the house for Christmas travel to shut-off the house line. His repair would be ok for maybe 2 years - pending many variables. However the other 2 were critical to address for prevention of ceiling staining, and having to again turn off the main supply -- most likely with bad event timing. (The home was built in 1978.) I stated that I had been concerned with him getting a part on the way over and that it would be worth $50-60 additional to install a "patch" on the 2 locations. He then flew over to all the Friday Christmas traffic to Home Depot, and returned to complete the additional work. I asked how much and he only wanted the original bid of $150.00; and, the entire job was completed in less than 2 hours. Other plumbers replied to my bid request, and one was $249.00; I wonder what he would have charged for the additional repairs. ---------- We replaced the water heater in 2002 and have since had a few plumbers, seldom the same one twice. Most of them are concerned "AND, when will you be replacing the Water Heater?" Arturo never mentioned it. He knew professionally that of I was happy with the job today, he would be unforgettable and I would be sending referrals. Arturo didn't know our HOA (closed) facebook page has neighbor referrals. I mentioned to him that I wanted gas fireplace logs in January-February when they go on sale; and he gave a very reasonable price for the install. I am planning my budget, and... water heater first, then the FP; and then I get the new gas range top, he'll be back. ---------- This is my 4th Thumbtack project and they have all been wonderful. When the "Houston Tax Day Flood 2016" happened, I contacted a local ind. carpet guy and he was "flooded" with his established customers; the carpet guy suggested I use Thumbtack for the damage-restoration, as he was in the application process and the requirements were very high standards. Arturo, THANK YOU so very much! see you next year, Michelle Frank (TAMU'88)

I've used Mike at Shoreview Plumbing on 3 occasions. 1- I had a leak in my waste water drain. Mike was out quickly and repaired the pipe. 2- I was selling my house and the water heater needed updated connections. Shoreview was out the same day, even though it was not an emergency, and updated the connections expertly. 3- The gas water heater in my new house was not properly vented and I could smell gas in the house. Mike was out immediately and installed a vent and made sure everything was safe for me and my family. Mike and Shoreview Plumbing are fast, friendly and very knowledgeable!! I will recommend them to anyone needed a plumber!

I suspected our what are heater was a gas leak and asked 3 Coast Plumbing to come over and take a look at it. They responded very fast and were available when I needed. They came over for a consultation and fortunately, found no problem. They didn't charge me anything, as no repair had to be made. And if I have any problems with plumbing in the future, I will definitely contact them.

Very happy w/ the work they performed. Had an appointment for 8am, and they arrived on time. Needed a tankless water heater replaced. I bought the new one, and they installed it, and took away my old tankless. Quoted me a price on here, and stuck to it, even when they had to go buy some more supplies to finish the job. They took care of the roof venting as well. I thought I would need to call my roofer for that aspect. Happy to have hot water, and happy to write this positive review about Daniel and his company.

This was the absolute best experience I have ever had with a home repair contractor. I had them quote on replacing a water heater in my upstairs attic. I went with this quote because they quoted on an A O Smith brand water heater, which I know is made in the USA and because they offered a 3 year warranty on their labor. I asked for a bid Sunday night and received 4 quotes within minutes. Lightning Companies was able to do the work the next day and showed up on time ready to work. They were very careful to cover my carpet and completed the job within 2-3 hours. They supplied all the new parts necessary to install a water heater for the price they quoted and even turned my water heater a quarter turn to put the controls in a better location for me to do routine draining, etc. They left the work site clean and gave me all the papers that came with the water heater. I am extremely satisfied with this whole experience and will call this company in the future because they also do other types of work and repairs. I will definitely recommend this company and, in fact, have already told my younger brother about them as he is looking to have his water heater replaced.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

When is it time to replace a water heater?

Although regular water heater maintenance and water heater repair may extend the life of your hot water heater, it won’t last forever. Most water heaters have a life expectancy of about 10 years. Many water heaters need to be replaced when they’re 8-12 years old — that’s when they start to show signs of fatal wear, such as leaking around the base of the tank. A water heater should be replaced when it fails to sufficiently heat water for the home; if your heater is operating erratically, check first for a blown fuse or a tripped breaker to make sure an electrical issue isn’t causing the problem. Another time to replace a water heater is when you want to upgrade to either a larger model or a more energy-efficient one.

Why is my hot water not working?

The most common complaint among homeowners is that their hot water isn’t working — and the water heater is generally the culprit. Typically, it isn’t making the water as hot as you’d like it to be. When the water isn’t hot enough — or isn’t hot at all — run through this troubleshooting checklist for basic water heater repair tasks:

  • Make sure the power is connected to the heater, then reset the thermostat.
  • If it’s a gas water heater, make sure the pilot light is lit.
  • Raise the temperature setting on the thermostat.

If these stops don’t lead to hot water, it’s time to either check the heating element in an electric water heater or the burner unit and gas control valve in a gas-powered heater. A water heater repair and maintenance company can handle these repair jobs. However, if your hot water heater is eight years or older, it may be time to replace the water heater instead of repairing it.

Who can fix a water heater?

When a water heater stops running effectively, it’s best to hire a water heater repair professional to troubleshoot the problem. Whether it’s a plumbing company that offers water heater repair services or a provider specializing in water heater repair and maintenance, most repair companies offer same-day service as well as weekend and after-hours emergency calls. Usually, water heater repair professionals are experts in both electric and gas systems, as well as tank and tankless heaters, and can repair any kind of unit.

How much do new water heaters cost?

The cost of a new water heater depends largely on the type and size of the heater. The average national cost for a new water heater installation including a 40- to 50-gallon tank is $350-$780. Most homes don’t need larger tanks, but they are available — for a price. The average difference between a 50-gallon tank and a 75-gallon tank (the next most common size) ranges from $400 to $600. Hundred-gallon tanks are also available, and they can cost double or triple the price of a 50-gallon tank from the same manufacturer. New water heaters tend to be far more energy-efficient, so they can cut energy costs; homeowners may also be eligible for a new water heater rebate from their local utility company.

Typically, tankless water heaters, which heat water only when you need it, cost more but can save about 25 percent of annual water heating costs, on average. They also lose only 5 percent of their energy compared with a tank unit’s 30 percent energy loss. Note, too, that a water heater with a tank has a life expectancy of 10 years, while tankless units generally last about twice as long.

The final expense to consider is a possible disposal fee to get rid of the old water heater; some companies include it in the price, while others charge an average of $35-$150.
