B&K Construction did a great job with the list of odd jobs I needed to prepare my home for sale. There were fence repairs, siding repairs, interior painting and trim work. I bought an electric range which the delivery men couldn't install because it needed to be hard wired. I put the ad on Thumbtack and Jeremie replied within minutes and arrived at the house within an hour and a half. Considering this was during the holiday season , I was especially impressed. He did a fantastic job and I would gladly use him for any project. He is knowledgeable and a very hard worker.

My mom is retired and lives on her own so I took an extended trip down to see her so I could help her oversee a small renovation she wanted to do on her living room. It is an older home and she wanted to remove a couple walls and open up the living space to the kitchen. Mom wanted my opinion on the construction company she hired. I was very impressed when I met Clint. He explained the project to both mom & I in a manner we could understand. Gave us all the details before the project got started. I understand that it is likely to run in to additional issues when you renovate an older home as you never know what you are in for until you start tearing in to walls. And, sure enough, we had a couple issues come up. But, the entire way through the renovation Clint was upfront and very patient in explaining the details of the project with both my mom & I. The job finished on schedule- even with some additional work that my mom added on last minute - and we were both grateful that the room turned out exactly as she pictured. I would definitely recommend Clint to others and my mom won't hesitate to use him again should she require work to be done in the future.

My husband and I needed our entire bathroom and part of our master bedroom space redone and reconstructed. Gary was able to start right away, and we trusted him fully to work throughout the day in our home without us there. The project ended up being so much more work than we originally intended as our floor joints had to be completely replaced due to rot. Gary was patient with the project and his prices were very reasonable. He was very adept at framing the space (we moved several walls), and he was knowledgeable about every step of the construction project. Ultimately, the project called for him to utilize a very diverse skill set, including foundation work, carpentry, framing, structural re-enforcement, drywall work, electricity, plumbing, carpentry, patching wood floors, door and baseboard trim, tiling, cabinetry, and hanging a shower door. During the project, we even expanded our project past his comfort zone in a several areas (namely vaulting the ceiling and using a non-water based grout boost mixer for intricate tile work), but he was flexible with every step and achieved a result that looks stunning. Outside of the technical side, I want to commend Gary's communication, honesty, and professionalism. It was evident that he took a great deal of ownership in the project, and that showed in his responsiveness and willingness to communicate with us. There were mornings that he would get there and show us fixtures that he had been researching after he had gone home the night before. He was very responsive whenever we had a question, and he would send us updates throughout the day while we were at work. Obviously there are ups and downs with any contractor and major house project; I have never once heard of a perfect home renovation story. But Gary worked with us through any frustrating moments with grace and professionalism, which is often rare to find. Ultimately, we would hire Gary again for future projects, and we love our final result. Our bathroom is simply beautiful and we have gotten so many compliments already.

Tim was wonderful to work with! He built a closet into an extra room for us and painted our whole house. The quality of his work is outstanding and he went above and beyond to fit our job into the short amount of time we had before our movers arrived with all of our stuff. He worked long hours to accommodate us and we are so very glad we chose him to do our work! I used New Life Construction on a project at my moms house. They were prompt, professional and reasonably priced. They replaced damaged siding and rotted trim on the chimney and around the windows. I appreciated their professionalism and kindness in dealing with my mother, her home, and doing such a great job. She's elderly, and a bit of a handful. I really appreciated the owner's honesty in helping determine the best way to do the project instead of trying to increase the price where he could. He was very knowledgeable and guided in choosing the best products for the job. The work looks beautiful and makes all the difference. I will use them again and in the future and would recommend them to anyone who asked.

We had a major bathroom repair/update done in our house that has only one bathroom. E & H hit all major marks you need for a job well done. Joell took the time and gave us a very detailed fair estimate of costs and work needed. Alonso as project manager and their crews were prompt and kept us updated daily as work was completed on each phase. He answered any questions we had and assisted us throughout the process. Their quality of work for us is excellent. The job was completed in time expected. We had a small issue with new toilet and they were out promptly to make sure it was taken care of. We couldn't be happier with our NEW bathroom. I would recommend them. In fact, we have asked them to complete a second job for us soon.

Bill and his crew did a quality job on our patio cover. Throughout the process Bill was clear and accurate on what would be required (material) and what they could accomplish. (Time) I was hoping they would match the quality of our existing pergola, but they exceeded our expectations. We had them stain the pergola to match the new patio cover and I was surprised at the color match. I have no reservations recommending Martin & Son Construction.

A&Z Quality Construction re-did my roof, replaced 2 skylights and also re-did my porch. They pressured washed &stained it. They are currently re-sheet-rocking my water damaged bathrooms, putting new vent pipes & paint. They met all my expectations. Jason his crew and sub-contractors are very capable. Aside from being available and overseeing the entire job, Jason went a step further and stayed with me the whole time making sure the work was properly done and I was comfortable, as I am an elderly women living alone and am very cautious of who I let in my home. I absolutely would recommend Jason and A&Z Quality Construction to anyone that is looking for an honest, considerate, thorough and very professional company, especially as an elderly woman living alone.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
