I hired Jim's Painting Company to perform the following work on an investment property of ours. Repair a large crack in one ceiling, remove popcorn ceiling, finish drywall, and paint the ceiling of another room, and remove paneling on 3 walls and install drywall, float and finish the new drywall. Following these repairs, Jim was to paint all rooms and ceilings. The following is how that job went: Upon the start of the job, he asked for 1/3 of the money which he was paid by check. Following the first day scheduled to start, no work was performed. Stopping by after work on the second day, all ceilings had been primed and there were patches on most of the walls where they had begun to patch nail holes. Additionally, 1 sheet of panel board had been removed which exposed the exterior sheathing behind. It also had a smell of smoke in the home, but since they had left their KFC chicken trash, soda can trash and I had assumed cigarette butts in a grocery bag on the kitchen counter, I made the assumption that the smoke smell was just coming from that bag. Also, the oven was left on, which I thought was weird, but I turned it off and moved on. That night, I was contacted by Jim who informed me that this is the worst house he as ever been in and also informed me of the exterior fiberboard that was found. I confirmed that I wanted him to remove that fiberboard and install drywall in its place. I even agreed to reimburse him for the sheetrock, drywall mud and tape if he provided the receipts. As an afterthought, he informed me that the heat no longer was working since they had to mess with the thermostat when taking off the panel board. Due to freezing temperatures that night, I had to make a special trip out there on the spot to rewire the thermostat so that the home had heat for the night. The next day, I stopped by after work and the ceiling had a little more patchwork done, and the rest of the panel board was removed, but only one section of fiberboard was removed. Also, one room was outlined with the gray topcoat paint, but no rolling had been performed. Additionally, two paint buckets (I provided the paint) were left open with approximately 7 gallons of paint between the two of them drying inside with dust and debris on top of the paint skin that was forming. About a gallon was left in one of the roller trays, which was also hardening. The smoke smell was still in the air. That night, he called and again was talking about how terrible it was and how it was going to take more time and he was out of money and needed more money to pay the four people that he had working there. Through some negotiations, I agreed to pay him 500 in the morning and 500 more the next night just to keep the work going. The next night, I stopped by to pay him and check on the job. Again, very little work had been completed. A single sheet of drywall was hung, and it was cut in a way that it was about 10 inches short of reaching the floor. Though possible to achieve a good finish with that cut, it created a needless seam and wasted time and material. I then spoke with Jim regarding the paint job. At this point, he was cutting in another room and his partner had rolled half a wall at that point. His lines are crisp and straight, however they paint the walls without any regard for prep work. The walls at some point in the past were painted with dust under the paint and they are all bumpy. Jim's team was just painting over the bumps vice attempting to sand the wall smooth to achieve a quality finish when complete. Confronting him about the bumps and the lack of sanding before painting, he informed me that he never sands the walls as part of his prep work and the bumps won't hardly be noticeable when the job is done. Moreover, he flat-out refused to perform any additional prep on the walls. To prevent me from having to sand and paint after his team was done, I told him to hold off on rolling, and that I would come to sand the walls in the morning and perform the prep work myself. I then asked when he was going to remove the popcorn ceiling to which he replied that that wasn't in the bid. At this point, I pulled out my phone and opened the bid that he had sent to me before work started to show him the line item for removing popcorn and finishing the ceiling. In response, he said "No I remember that, but what I meant was, I'm not going to do that item." I tried negotiating it back in but he kept saying that "if he made a bad bid, then he made a bad bid. He's losing money on this job as it is and he simply won't do the popcorn ceiling" I continued to inform him that he only got this job because of the price that was attached to the work that was agreed on, but regardless, he outright refused to remove the popcorn... Then he asked for more money to which I told him that he would be getting no more money as he reduced the scope of work and was already getting paid more than the original bid based on the need for sheetrock where the fiberboard had been. They packed up for the night and left. The next day, I showed up to sand the walls and realized that they hadn't sanded a single one of their patches before painting with primer. Because of this, each patch was extremely noticeable and unable to be finished without adding more drywall mud and sanding to achieve a smooth finish. At this point, I could tell that his quality of finish was below my threshold for acceptability. Additionally, there were two fully smoked cigarettes in the toilet and it smelled of smoke throughout half the house. It was at this time that I called him and terminated his services and had him come get his tools. Following the removal of his tools, I found his last gift to me which was paint splatters all over the freshly refinished hardwood floors. I hired them to perform some of the work to save me time on this investment property. What I got was them descoping the job, asking for more money, making their problems my problems and honestly, more work for myself in the long run. Bottom line, I can tell he has experience painting based on his straight lines, but he inaccurately bids jobs, smokes in a smoke free property, leaves low quality finishes and a mess to clean up. Not recommended.
