Impact Property Management is easily the WORST management company out there. We rented for over 5 years with them. While we loved the house owner, Impact was difficult to work with. Nearly every issue with the home was, "renters responsibility". And with the rotating door of employees, especially front desk girls, our messages were either lost or not returned. Upon move out we had the carpets professionally cleaned, the house cleaned by over 10 family members, friends and ourselves, everything was sparkling...nicer than when we moved in. We were nickel and dimed to death with outrageous "trip" chrges, unimaginable fees for a burnt out lightbulb, and $300 for not sweeping under the fridge. In the end we walked away with 1/4 of our original $1700 deposit. When I called to dispute these charges, you'd better believe my call was never returned. Completely unprofessional. Although to be fair, the owners of Impact need to pay for their brand new Range Rovers somehow, and for people to clean and detail them in their company parking lot during business hours. We're happy to be away from Impact and have washed our hands with dealing with them. But the number of negative reviews of them out there, I pray people do their homework on these guys before renting from them. You'll get screwed.

Undeniably the worst property management company I have ever encountered. We are a military family that has never paid rent late, and we've been charged $100 for turning rent in 15 minutes late due to a death in the immediate family. If only our flight wasn't a half hour delayed we wouldn't lose $100.00. 15 minutes late because we were in Illinois at hospice while my father died. Our flight was delayed and we paid rent 15 minutes late - how DARE WE!!!! When asked if Impact Property Management would reverse the $100 fee we were told - too bad - it's policy! We are also landlords & have several rental properties in TX - we would never treat tenants the way Impact Property Management has treated us. Despicable company, shady behavior - it took us 8 months to get our move in list signed off on. Run as fast as you can! Notorious for not returning security deposits, treat people like garbage even when they pay consistently on time! Run, run, run! The only good reviews these slum lords have received were $ for! Because no one who has rented from this shady slum lord is happy. My kids school even told me - completely unsolicited - Impact Property Management is horrible and has an insidious reputation!

This company is far from professional. According to the services they do not have an empty apartment or home, that is simply not true as I've seen it happen over and over again. This company will not serve you your business or your family well. Stay far away from this company.

Impact Property Management was the most dishonest company that I have ever dealt with. Their desire to make money supersedes their desire to care for their tenants. They are truly slum lords.
