FAQs
- What should the customer know about your pricing (e.g., discounts, fees)?
I charge 6% fee or what the client and I agree upon, of the estimated construction cost. My firm generally works on an hourly basis during the initial 25% schematic phase when changes are numerous. During the next 20% Design Development phase, I change a lump sum and finally for the remaining 40% Construction Documents phase. 15% is dedicated to construction observation, during the construction process.
- What is your typical process for working with a new customer?
I would provide architectural design and drawings. You would pay for structural engineering services so it would not go through my books and be marked up. This is the standard procedure that I use with clients and it saves them money when I do it this way. I have never had had any design related legal action taken against me by anyone. I am a small one person firm operating out of my home in Seattle and wish to remain small, so I can concentrate on individual clients one at a time.
- What education and/or training do you have that relates to your work?
I have a bachelor's degree in art from Oregon State University and a professional degree, a Master Of Architecture degree from University of Washington with honors. I have over 30 years of experience working in various offices and also being a design/build firm for a 10 years in the mid '80's, designing and building new floating homes on Lake Union.
