Introduction: My responsibilities include the following:
- marketing and advertising open units, showing available apartments to prospective tenants
- staging open units and creating/maintaining model apartments
- maintaining the property and landscaping
- providing property security and observation duties
- maintenance and cleaning of common areas
- directly managed maintenance crews of up to six employees
- negotiated contracts with key outside contractors to provide contract services as required
- insure that work performed by outside contractors was performed timely and appropriately and with appropriate liability/insurance coverage
- provide 24-hour emergency service to tenants
- enforcing property rules and regulations
- handling/processing lease and application paperwork, including credit and background checks
- mediating disputes between tenants
- responsible for apartment turnovers and all work needed; work include repair or replacement of walls, cabinets, counter tops, plumbing and electrical fixtures, carpet, vinyl sheet goods, ceramic tile, and many other interior finish products
