- What should the customer know about your pricing (e.g., discounts, fees)?
Pricing may vary based on size of job and detail desired. The questions should never be how much per square foot can I get a stamped patio for, rather it should be how much will my total job cost? Here's why, in most cases the price per square foot for small jobs between 100 -500sqft are going to have a much high price per sqft than jobs in the 800-1000sqft range because there are static cost such as labor, concrete cost, materials and tools to form and pour the concrete that dont change much from a small project to a large one. So, the 300sqft patio may come back with a $20/sqft price and the total bill coming in at $5,900 where as an 1000sqft patio will price at $10/sqft but the total bill is much larger at $10,000. Variables to consider that will increase the price of stamped concrete: 1. Choosing colored (intergal) concrete. - colored concrete can add a little over $1/square foot to final price. 2. Demo and haul off of existing concrete, pavers, dirt, debris, and/or gravel. - having to rent a dumpster to haul off large quantities of debris or material could add about $200 dollars to total price. 3. Limited access for concrete to get to the area where it will be placed. For example, if there is a fence, a line pump would need to be rented to carry concrete from the street to the area where it will be placed. - line pump rentals can add between $1,000 to $2,000 depending on the distance they have to travel and how much concrete they will be pumping. ie: a line pump for a 1000sqft job would be a higher price than for a 300sqft job because of the length of time they would need to stay at the job to pump the yards of concrete. 4. Hand painted or extra hand labor needed to create an artistic and unique job for the customer. - for those that love to have one-of-a-kind, unique pieces of art, we can offer hand painted stones, wood, etc. by our skilled concrete artisans. Depending on the size of the job and the amount of time and labor needed to complete the project, the price could increase $5 to $10/sqft Variables to consider that will increase the price of Overlays and Staining Existing Concrete: 1. Cracking, pitting and grease/oil spots on existing concrete will add to the total cost of any job because the prep time will need to be much more extensive. - Cracks and pits need to be filled and possible ground down to create a proper surface for any overlay material. This process could add a day or more to the project due to dry time of the crack/pit repair materials. - Grease, oil, paint or any other hard to remove materials will need to be completely removed from the surface of the concrete before any overlay material can be put down. Failing to do so will surely end in the failure of adhesion and will result in the overlay material delaminating over time. The process of prepping the concrete and removing these kinds of materials could take a couple days to complete. - What is your typical process for working with a new customer?
We pride ourselves on the most customizable experience for all of our customers. In most instances, we first schedule a meeting at the customers home to look at the desired project space, talk about design ideas and discuss pricing. We then encourage all customer to stop by our show room to look at samples for inspiration on both style and color. Once a design has been finalized, a contract is drawn up specifying the project details and price. A deposit is then submitted by the customer to secure a start date for their project.
- What education and/or training do you have that relates to your work?
Our Decorative Concrete Manager, Eddie, has a total of 17 years of experience in stamped concrete, stained concrete and epoxy coatings. Eddie has worked for some of the best concrete contractors in the industry before finding a home at Keystone. He, as well as other members of our crew, have attended training courses and are certified Decorative Concrete Installers.
