    Conflict of interest in property appraisal?
    I asked for a property appraisal. The people I worked with were pleasant. However I lost confidence in the appraised value they supplied, when they offered to buy my property in their report. "My company may be interested in purchasing this property if you will pursue selling it. We would be happy to discuss with all parties to come up with a solution."

    I am very sorry my statement appeared to you as a conflict. I was honest in my background and the service I would provide in my quote, "I'd be happy to help you determine the value of your property. I'm not a licensed appraiser, I am a licensed real estate agent and real estate investor. I own commercial property, have evaluated commercial properties and will walk you through the process I use to evaluate your property." I visited the property, spoke to the tenants, make a careful evaluation of the entire space and current income and expenses. I then wrote a detailed report to document and explain my findings and calculations and further answered questions over the phone. I spent several hours on this project for only $80, sharing my knowledge and experience of commercial real estate value estimating using the income approach.

What is your typical process for working with a new customer?
We have a short (or as long as you need) discussion about what real estate needs I can help you with. If I can't help you directly, I will put you in touch with one of my network who can! If you are selling a house, I will work with you to determine the best value and sales approach. If you are looking for a property to buy or rent, I will send you a list of places that meet the type and area you are looking to live. You can tell me the ones that look the most interesting to you, and we can go see your favorites!
What education and/or training do you have that relates to your work?
I am a Virginia licensed real estate agent who has completed a lot of deals in Virginia- on both the buying and selling end. I have also moved many times and bought and sold lots of houses! I understand the stress involved in moving and finding the right home, I understand what it's like to prepare a house for the best sale, I also understand enough about foreclosures, complicated title situations, legal situations, credit scores and lending products to be able to recommend the appropriate professional to assist us in reaching YOUR goal.

How did you get started doing this type of work?
Through so many moves and real estate transactions, I realized home restoration and providing real estate services to help people with various types of situations was something I enjoyed!
What types of customers have you worked with?
I have worked with military folks transferring into the area needing a home, low income families looking to rent a house, sellers of houses that needed repairs, landlords, investor/buyers, etc!
Describe a recent project you are fond of. How long did it take?
My favorite project was a 1924 home that had been abandoned and vandalized. It didn't have any working systems, no ducting for heat, no functional plumbing, and old knob and tube wiring. We implemented current systems, opened up the walls to provide an open concept first floor, added a bathroom, closets, installed new finishes throughout, water heater, appliances, etc!
What advice would you give a customer looking to hire a provider in your area of work?
Talk to several real estate professionals and hire the one who you think will do a good job for you and your situation. Ask a lot of questions!

What are my needs? What is my budget? What is my goal?
