I asked for a property appraisal. The people I worked with were pleasant. However I lost confidence in the appraised value they supplied, when they offered to buy my property in their report. "My company may be interested in purchasing this property if you will pursue selling it. I am very sorry my statement appeared to you as a conflict. I was honest in my background and the service I would provide in my quote, "I'd be happy to help you determine the value of your property. I'm not a licensed appraiser, I am a licensed real estate agent and real estate investor. I own commercial property, have evaluated commercial properties and will walk you through the process I use to evaluate your property." I visited the property, spoke to the tenants, make a careful evaluation of the entire space and current income and expenses. I then wrote a detailed report to document and explain my findings and calculations and further answered questions over the phone. I spent several hours on this project for only $80, sharing my knowledge and experience of commercial real estate value estimating using the income approach.
Barbara was extremely responsive throughout the process and was always ready to assist at a moments notice. I could reach her through phone or e-mail and she usually responded within 5 minutes to any form of communication. She was able to help facilitate viewing of many different houses while I was trying to decide on the perfect house. - What should the customer know about your pricing (e.g., discounts, fees)?No. Sometimes I don't get paid at all. We provide free no-risk consultations and offers. If you choose to work with us, wonderful! We'd love to help!
- What is your typical process for working with a new customer?We have a short (or as long as you need) discussion about what real estate needs I can help you with. If I can't help you directly, I will put you in touch with one of my network who can! If you are selling a house, I will work with you to determine the best value and sales approach. If you are looking for a property to buy or rent, I will send you a list of places that meet the type and area you are looking to live. You can tell me the ones that look the most interesting to you, and we can go see your favorites!
- What education and/or training do you have that relates to your work?I am a Virginia licensed real estate agent who has completed a lot of deals in Virginia- on both the buying and selling end. I have also moved many times and bought and sold lots of houses! I understand the stress involved in moving and finding the right home, I understand what it's like to prepare a house for the best sale, I also understand enough about foreclosures, complicated title situations, legal situations, credit scores and lending products to be able to recommend the appropriate professional to assist us in reaching YOUR goal.
