- What should the customer know about your pricing (e.g., discounts, fees)?
My basic management fee for residential, vacation, and commercial rentals is 10%. There are a number of items such as renters liability insurance, stringent background checks for criminal, credit, and previous rental history that are mandatory and paid by the renter which I insist on.
- What is your typical process for working with a new customer?
Typically I meet the property owner in person or via phone to determine what their exact needs and wants are, and to explain what I have to offer that will meet those needs/wants. We will discuss subjects such as housekeeping and landscaping, fees, rental pricing, and use of the owner's portal for 24/7 access to view live accounting, etc. From there we will either execute the contract or give the owner all the time they need to make the decision. I do not believe in any type of high pressure sales behavior.
- What education and/or training do you have that relates to your work?
I am a licensed Realtor who specializes in all types of rentals, and occasionally will help a client when they decide to sell. I am also a member of NARPM, and Palm Coast Realtor's Association. I have been to/taken an amazing number of classes and seminars related to my business.
