- What should the customer know about your pricing (e.g., discounts, fees)?
Our standard pricing is 8 % of the rent received for a regular residential housing. There are discounts that would be added if more than one unit was placed under our property management company. There are no other fees/costs involved in the property management process (such as tenant placement, inspections, backgrounds etc, that our competitors often charge) The only additional cost that potentially be passed on to the landowner would be for evictions if that were required. We pride ourselves on finding good quality tenants and very very rarely have to evict tenants.
- What is your typical process for working with a new customer?
After we either talked on the phone or met, We would learn about your property that you are needing services for. We would go to the property and inspect it and photograph it so that we could look for possible tenants. We would do a comparable rental study so that we could get the most rent for you. We would sign a property management contract between you and Rampart Property Management. Then the process of getting a good tenant into your home would take place. No more headaches for you. Once rented you will receive a check or wired money from the rents collected. We will take care of everything related to the house and send you regular updates as to what is happening with you investment. The process is simple and not difficult or time consuming for you. We handle everything.
- What education and/or training do you have that relates to your work?
Our company has been in the business of property management for many years. Staff in our office attend trainings put on by Idaho Real Estate Commission and other companies, such as title companies, to stay up on all legal issues related to the rental markets.
