- What should the customer know about your pricing (e.g., discounts, fees)?
For Buyers- Sellers typically pay our full commission. For Sellers- We charge 6% commission. Offer, listing agents tout that they have lower commission rates. What they fail to explain is that the reduction in commission is typically passed on to the Buyers’ Agent. This gives the agent less incentive to show and sell your home. Statistically, the homes that pay the Buyers’ Agent less stays on the market longer; has more price adjustments and higher turnover of agents. We don’t just want to get your home listed, we want to help you get it sold for the most money possible, in the shortest time and the least stress. Both home Buyers and Sellers get free home warranties when they use our services. Sellers homes will be under warranty during the listing period and the warranty may be used to attract and convey to the new buyer. It’s amazing how such a simple service can have an impact on the Buyers perspective. In addition, our clients get substantial discounts at Home Depot, Sherwin Williams, JK Movers and more.
- What is your typical process for working with a new customer?
Sellers: We meet with sellers either at the office or at their homes. We walk the properties and make suggestions for attracting buyers and enticing them to pay top dollar for the property. We work work with sellers to connect with buyers because 87% of home purchases are made on emotion. Buyers: Buyers must be pre-approved or provide proof of funds to close prior to seeing properties with our firm. Once you go shopping, an ideal home may not be on the market long. If buyers don’t have their financing lined up, their efforts could be wasted, if the buyers aren’t ready.
