We recently purchased a 50 yr. old condo on the beach that requires work, especially the 2 sets of sliding glass doors. Simply, the doors would not slide, close tightly, nor lock. Beacon Windows was recommended to us by the building manager as "highly qualified", based on their work for numerous other condo owners in the building. I spoke to Lizette, Beacon Owner, who detailed how her staff would initially evaluate the problem doors, then propose corrective action. Actually, she was very detailed about the work to be completed, and recommended a video detailing the removal and repair of doors like mine. Beacon completed a detailed evaluation, demonstrating the necessity to replace the ball-bearings, and weather stripping. I witnessed the complete removal of 4 sliding doors and 4 glass panels. Beacon's staff demonstrated their expertise in the removal and detailed repair of these windows and doors. I must tell you that they accomplished, in 1 day, exactly what they stated. Based on my current experience with Beacon, I recommend Beacon Windows to correct your problems with your doors/windows. My alternative was to totally replace both units at a cost of 14K, or allow Beacon to salvage what I had in the condo. Beacon Windows was great, doing what they promised.

Beacon represents the ultimate in professional service and installation. We were fortunate to be referred to them and had them install 7 exterior doors. They were with us the entire way, going above and beyond when issues arose, and ensured our condo is protected with the best quality product. I feel confident that if anything were to happen, Beacon would be there in a minute.

Thank you Bill. Your project was a pleasure to work on... very interesting! And you and your wife did such a wonderful job with the entire remodel. It was fun to be a part of that process.

Our two sets of original mid-1950's, west-facing, 12 foot sliding glass doors were hard to slide, did not lock, and howled when the wind blew. To replace them would mean having to borrow thousands of dollars. Beacon did an overhaul on our doors for a tiny fraction of the replacement estimate and they now roll without a strain, they lock again and thanks to new weather stripping applied by Beacon, they are almost silent even when the wind gusts from the west. They arrived when expected and cleaned up behind themselves. A well-deserved five stars for this fie service provider.

I am a Board Member at the Gulf Beach Resort and we have used Beacon Windows on five occasions in the last 12 months to repair slider doors on condo unit balconies. Nearly all of the repairs required extensive work on the concrete sills beneath the sliders in addition to the work on the sliders themselves. The work performed by Beacon Windows was beyond outstanding. They even videotaped the jobs so out of state owners had an opportunity to see the detailed repair work that was necessary. The work was meticulously done on each job. Their pricing was very reasonable and unlike so many other vendors in Florida they were responsive to our initial requests for proposals/estimates and never missed a day of scheduled work. They went above and beyond in every aspect of their performance and it's hard to imagine any other vendor could come close to their demonstrated expertise in doing the work they do. Beacon Windows is the best you'll find in identifying the problem you might be having with sliders, doors or windows in your home, condo or commercial building. They stand by their work, they have expertise in a what is a highly complex area and they get the job done using remarkable skill. Most importantly they are a pleasure to work with and a business that operates with integrity and honesty. Bill Simpkins Gulf Beach Resort St Pete Beach, Florida

Thank you Bill! Our pleasure. As Bill notes, some doors require a lot more than others to fix. Knowing when you can do the less intrusive fixes and when you have to do more comes from our years of door installation work. We value clients like Bill who understand and trust us in our efforts to help them preserve their buildings.

This company doesn't give up even with the most difficult problem sliding glass doors. What no other company can do, Beacon Windows will find a way and the results are as close to perfect as perfect can be. I had 2" of water in my living room....board, condo one came to my aide. Lizette and her family came through like no modern company understands should be done. Their work ethic is unbelievable with service waaay beyond anything I've experienced since "the good ole' days". I recommend them highly and am willing for you to call me for additional info regarding their exceptional work and service. Patricia Wall, South Pasadena, FL H20 intrusion 2015

Just completed work on three sliders. One had to be completely removed and reset in building. All new hardware, locks, rollers and weather stripping. All for less than half the cost of replacing the smallest slider. First rate service and first rate craftsmanship. I highly recommend you get a quote before you replace any slider.
    Lizette L. Sep 11, 2015

Thank you Steve! Very interesting case you had... and thank you so much for reviewing all our videos in advance so you could "speak door" with me so efficiently on our first call. That helped so much to identify what was going on and added greatly to our success with your doors.

What should the customer know about your pricing (e.g., discounts, fees)?
Yes. I do not however publish that publicly because it takes an understanding of what the door actually is comprised of to understand how to apply the pricing. If clients would like a quote they can call me and we will discuss their door in detail and then I will give them a pricing guide. We are very good about staying to our quoted pricing.
What is your typical process for working with a new customer?
Clients call, we discuss their door issues in detail, and then typically I quote the pricing over the phone. Unless there is water intrusion or collapsing header issues, which I need to see, most clients typical problems can be quoted after educating them on what we do for a door.
What education and/or training do you have that relates to your work?
I have a glass and glazing specialty contractor's license for window and door installation which I keep current with 14 hours of continuing education every 2 years.
How did you get started doing this type of work?
I saw a need for quality options with regarding to sliding glass door refurbishment because new Impact doors were so expensive and due to their weight typically need expensive consistent maintenance. Why not just do a great job on the older doors and thus avoid the need to replace in the first place!
What types of customers have you worked with?
Homeowners, Realtors, Property Managers, Residential, Commercial, Hotels, Condos. Most of our clients are along the coastline where there is the most corrosion. We specialize in corrosion issues, holes in doors, abused track issues etc..
Describe a recent project you are fond of. How long did it take?
We just finished up 3 doors for Mr Schulz. He had water intrusion under his tracks that had completely eaten up his concrete, both under the track and 4 inches into the home across the entire door openings of all 3 doors. This was stopping his condo from being finished by his GC. We looked at the problem on a Thursday evening, moved heaven and earth to get started the next day. We worked for 4 days to resolve removing, repairing the concrete, replacing the door systems and then refurbishing them. This saved the client over 19K over the cost of new doors, but more importantly allowed his project to move forward just days later instead of having to wait a month or more for new doors to arrive. They were thrilled with the results. So was the General Contractor who has now referred us to 4 more clients so far...
What advice would you give a customer looking to hire a provider in your area of work?
Make sure they weatherstrip!!!! Also whenever possible, a stainless steel roller with precision sealed bearings is the best roller available. It will not fit in all doors, but if you can get one to fit... do so. Also don't just on price alone. We are not always the most expensive, but we are always the most detailed. Understand the door is a system and needs to be treated for all the issues rather than the one or two you might think you know about. Generally those issues are only a tip of the iceberg. Make sure your technician is addressing the 5 parts of a door that make it highly functional. To learn what those are go to our website at and watch our educational videos.
What questions should customers think through before talking to professionals about their project?
Do you have worker's comp and liability insurance? How long have you been doing this? Do you weatherstrip? What kind of rollers do you use?
