Here are some key points below: 1) No up front placement fee for new tenants (first tenant placement is free for new owners, then each placement after the first is $500 flat). 2) Our fee is 7% of monthly rents collected (we don’t get paid unless rent is being collected). Minimum monthly fee is $125. 3) We offer full service property management with a focus on being detail oriented. I am thankful I discovered Bethany Luchetta many years ago, she has always gone above and beyond for me and I have heard the same from others. The properties I have visited under her management have always been clean and well maintained. We are a military family and have had to move several times to and from and around San Diego. I have always dealt directly with Bethany on both ends of the housing marketing. I consulted with her about renting our last home as well as sought out her expertise for looking for a place to live upon our return to the San Diego area. Honestly you cannot go wrong in choosing to use their services; expertise and customer service are clearly top of the list for this company.

Bethany helped me manage my property. Her service went above and beyond what I would have expected! She took amazing pictures of my home and yard from various angles showing all the best features in the very best light. I actually wanted to move back there after I saw what she did! Later, when my husband and I decided to try to list the home for sale by owner, Bethany even emailed me the whole file of pictures she had on my house. I trust her to provide honest opinions of the market and service my rental fairly for everyone concerned. Her personable approach and willingness to go the extra mile make me want to give the five-start referral and tell my friends about her work. Bethany and Matthew were both a pleasure to work with. They were both very responsive in a timely fashion (something I've found to be lacking in a lot of businesses here), and always trying to help solve any problems and any questions we had. They went above and beyond when we presented them a quote for new laminate floors we wanted installed and they went and checked with other contractors to try to find us a better deal. Feel Good Property Management is truly a gem in this city. We had looked at several places before we found them, and they were all disorganized, unresponsive, and in most cases, inconsiderate toward us. They had the "I don't care what you think because this will get rented one way or another." Feel Good went to every effort trying to make this process one of the best we have ever dealt with. We will definitely be contacting Matthew and Bethany for our living needs from now on.

What should the customer know about your pricing (e.g., discounts, fees)?
Our goal is to offer competitive prices but never sacrifice exceptional service. First tenant placement is FREE. We charge 7% of monthly rents. We do not charge you unless there is a tenant in place!
What education and/or training do you have that relates to your work?
Our team is highly focused on continual improvement of the company and ourselves. In addition to the mandated 45 hours required for licensing renewals, our team attends many other trainings and networking events with educational speakers. Our most recent class that we attended was SEO (Search Engine Optimization) training to improve our website traffic.
How did you get started doing this type of work?
We decided to get into this line of work because we all love real estate and we enjoy working with people to help them achieve the American Dream of home ownership and passive income that allows you to spend your time doing what makes you happy.
