The team at GPS did a fantastic job on my friend's property. My buddy, Bill, is an elderly gentlemen from Vietnam and did not speak English. I was the intermediary between Bill and Michael, and Michael did an excellent job explaining all the details and questions for my friend and I. When Bill went on a two month long trip, a water filtering unit under his sink went kaput and leaked water everywhere. By the time he got back the floors were not wet, but there was mold up to 4 feet on his walls! GPS had replace all the drywall, cabinets, countertops, and a few appliances. While the work took a week longer than expected (Bill had some unique cabinetry that Home Depot promised to have in stock but did not due to the northeastern storm at the time), the team kept in touch with me through phone and email and helped me understand how the home insurance aspect works. I quoted 6 different places and almost went with someone else just as reputable, but GPS's professionalism and customer service (not to mention low prices and a complete breakdown of estimated costs) won me over in the end. I will definitely recommend them to my friends should they need it.

I think Mike did an awesome job, he was professional, explained everything about the process clearly, and did everything he said he would do in the time frame he said he would do it in. We were unsure about using a property management company, but decided to give it a try and we are very pleased in our decision to do so. Have never tried any other companies and don`t think any of them can do any better then what Mike has done for us. So I am redeveloping this mid-century home off 16th Street and Osborn and decided to open the kitchen and living room into one grand room tearing out a load-bearing wall and placing a rustic oversize glulam as a load support. This was a tricky and complicated job. Had lot's of guys come out to quote and kick the tires, but most were full of BS or going to sub-out the job or ridiculous on price because they didn't understand the job. After spending 15 minutes speaking his brother I knew I had the right crew. They were able to read the engineering sheets and even gave some valuable insights on how to pour the footing using a pretty cool technique that preserved the original floor. When they started the job there was no jerking around. Just A@#holes and elbows, 3 guys grinding out a tough day of work. All in all, they weren't cheap, but not expensive either. They worked great as a team and got a hard job done timely. I will use these guys again for rough framing, sub-framing & drywall and to some extent finishing work. They made my remodel go a whole lot smoother.

We needed the top surface of our grill surround re-done, including new plywood and tile. These guys started out great by being very responsive and ensuring that they understood exactly what we wanted the results to be. Angelo and his crew arrived on time, finished on time, and treated our property with the same respect they would have for their own property. The finished product is a combination of technical expertise and artistic style. We not only recommend Angelo, but we will be asking him to return to our home later this winter to address some interior ceiling issues that have developed in our home.

Doug has done a spectacular job in a very short time. He is extremely professional, always thinking how to make it better. After giving our prior property management their 30 day notice. I was informed at that time that there were 3 apartments to be cleaned and 3 had been vacant for better than 3 weeks. He had them filled before the apartments were done. He is highly recommended, professional, prompt turn around and very easy to work with. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants  

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
