First, I wanted to remove just the one wall to create an open floor plan, but Narsay recommended we remove another one in the living space to make it even more open. We then expanded the master bathroom into the backyard storage room AND added an additional bedroom/bathroom in the back making it a 4 bedroom/3 bath house. The master bathroom is absolutely majestic, it was designed by Sami who was able to fit in a jetted tub and a 7’ shower that my fiancé wanted. The entire house’s plumbing, electrical, and HVAC were re-done and we added another HVAC unit in the back portion of the house. The kitchen was moved and expanded, Narsay connected us with his designer and we worked with him until it was perfect with all the bells and whistles. Narsay guided us throughout the project and we kept making changes that he recommended in order to have a much nicer layout. The project took about 3 months from start to finish and we couldn’t be happier at how quickly everything got done. The budget was spot on except for the changes we made and Narsay and his dad were so patient with us when we kept changing our minds about finishing. They are truly an awesome team and Narsay was available anytime I texted him. Once our house was done, we decided to re-finance and the appraisal came back showing we literally made money from this remodel. I would HIGHLY recommend this amazing company and would give them 10 stars if possible!!!"See more

But Gilligan Design and Build cleared all tile/construction debris in two quick days. All the floors, casings, and sections of the house not being addressed were covered or sealed. Because of my multiple-change orders (its hard to decide what to do with your own house!) the remodel took longer than expected. These protective floor coverings, door zipper barriers and plastic sheet protectors were replaced with new material so the parts of the house that were not being updated didnt get ruined. And our closet, which sits right in the middle of it all, was almost entirely dust free. An unbelievable feat!Have you ever had a change order? We did, and on multiple occasions, Ryan pragmatically discussed the consequence of each change, be it cost, time, or inconvenience. In the past, I have had contractors shut down an idea, because it was too hard, or would take too long, but Gilligan Design and Build made every single request happen.Have you ever had a (shower glass!) sub tell you the cost to fix an issue would be added to your bill even though its their mistake? We did and kicked him out of our house. Ryan wasnt at the job site that morning but heard about it and stepped into the fray. He and his crew immediately handled the sub-contractors claim. Ultimately, Ryan restored the relationship, we allowed the sub back in the next day and the additional costs were reversed. Because of Ryans diligence, the work was still timely, complete and frankly, quite beautiful.Have you ever had a sub-contractor go out of business in the middle of the job? We did. Ryan stepped in and made sure our countertops got completed. It was the final project for this company that had been in business for over 10 years, we were the last job the company ever completed. We had made a deposit of over $10,000, it took an enormous amount of coordination and time, but I am happy to report, they look incredible. We owe this entirely to Gilligan Design & Builds perseverance.The reality of a remodeling project as large as ours (over 6,500 SF) is that issues can always come up. I highly recommend Ryan Gilligan with Gilligan Design and Build but only if you are looking for a contractor who is hardworking, honest, and responsive. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board.
