I have to say, working with mike and top property shop is the best experience I could hope for. I am an investor and am very familiar with many property management companies. Mike is very knowledgeable about the current market and responds quickly to my questions and needs. He was able to get my home rented very quickly and for more rent than I was expecting. His tenant screening process was very thorough and we are blessed with great tenants. I also like the way he handles communication with the tenants and also with me. Every month I get a statement for my records that is easy to read along with my rent. I cannot say enough about the service I get from top property shop and I recommend them to all of my colleagues.

I have only been with Rentals America for a short time, but already I have found them to be so far above the other Property Management companies I have used in the past that the difference is like night and day. They manage my properties, with care and an eye on the bottom line, like I would do it if I had the time. I wish I would have found them years ago! Also, just a quick word about my Property Manager, Dee Madrigal, she is the best ever.

I recently changed property management companies. What a difference a new company makes. My old company was terrible and barely took any interest in my property. Top Producers came in with a lower monthly fee, and took a vested interest in ensuring my property is taken care of. From the first interaction I cold tell I was dealing with professionals. I wish other property management companies would take the time to learn from these guys.

Our real estate co. uses the services of Red Door Staging for staging our clients homes. Tracy and crew do an excellent job. They are always avail on short notice, punctual and fast. Pricing is competitive but well worth the fast turnaround on the homes. Not to mention they have a great eye for staging with just the right furnishings. I Highly recommend.

Service Star Realty has been everything we wanted in a property management company. When we found a home that we loved, Service Star had us the keys within 2 weeks. They made the daunting process of becoming tenants quick and seemless! They were very transparent when it came to signing a lease and there were no hidden fees or clauses. They have been very responsive to maintenance requests and are always quick to check and make sure all is being taken care of. Doug has done a spectacular job in a very short time. He is extremely professional, always thinking how to make it better. After giving our prior property management their 30 day notice. I was informed at that time that there were 3 apartments to be cleaned and 3 had been vacant for better than 3 weeks. He had them filled before the apartments were done. He is highly recommended, professional, prompt turn around and very easy to work with. He always arrives early for appointments, Doug is punctual, articulate and we cannot say enough things about him. We are VERY pleased with the quality of Dougs work.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
