- What should the customer know about your pricing (e.g., discounts, fees)?
As-Built SET (ABSET): • ABSET is constructed using visuals of the current project/dwelling. • ABSET is constructed using standard building practices under an IRC. • ABSET is constructed using information provided by the customer and is only accurate to the information presented. Schematic Design (SDSET): • No more than 12 hours of Schematic Design time. • Schematic Design is to ensure validity of home design for property and concept. • Typically, the schematic design phase takes 2 to 4 weeks. • 3D rendering for visual concepts are included up to 5 Construction Document SET (CDSET): • CDSET is designed under the IRC 2018 for home building. • Any certifications outside of the IRC 2018 guidelines will need to be purchased at the owner’s expense o [Structural, Topology, Electrical (over amperage), Mechanical (RESCheck)]. • CDSET is for each dwelling or phase and is charged accordingly. • CDSET for permitting typically takes 4 to 6 weeks from the time of the SDSET. Interior Design SET (IDSET): • No more than 8 hours of Interior Design time. • IDSET is designed with the customer as a mood board. • IDSET may include Cabinetry design, Tile, Countertops, Paint, and Furniture Selections (final design pending vendor availability) • IDSET for interior; Soffit, Niches, Coffer, non-load bearing walls, plaster design Change order: • Once SDSET is in place, change order is at $500 per two-hour blocks of time. Payment Schedule: • 25% of project cost as retainer • 50% of project cost is due once SDSET is in place. o (Site, Exterior Elevations, Floor plan). • 75% of project cost is due at engineering services if needed and o [50% submittal] (Dimensions, Foundation, Framing, Roofing, Shear wall). • 100% of project cost at time of CDSET o [100%submittal] (MEP: Mechanical, Electrical, Plumbing, Details). • Municipality redlines are included, corrections to undisclosed rework are charged accordingly. • If project total is under $3001, 50% is required as retainer.
