We have been providing property management since 1985! We do the following: Locate tenant, execute lease, and collect rents and security, damage and pet deposits Handle tenant complaints, make necessary repairs involving electrical, plumbing, heating and cooling - We obtain bids on any cosmetic repairs and get owner permission to proceed. Issue a monthly financial report showing monies taken in and monies expended on owners behalf - This report is prepared and checks remitted around the 20th of each month. Make inspections to determine condition of property from an exterior standpoint We can also pay water bills, do pest control, pool servicing, etc., should the owner desire Employment verification, credit checks, and background checks are done on prospective tenants, as well as checking with former landlords and/or realtors if the prospective tenant has previously sold property and has not been leasing. Each tenant is required to pay the first months rent prior to occupancy, plus a security/damage/cleaning and pet deposit, if applicable. Deposits are refundable to the tenant after a detailed inspection report is made, and no damage is noted. Our fee for management services start at ten percent. We collect this fee from the gross rents collected and laundry money, if applicable. We do not charge a fee when the property is vacant. If late fees are paid by resident, they are held by Adobe PMI to pay for cost of postage and handling of all notices. Owner is responsible for the cost of newspaper advertising and signage.
