I engaged FGPM to manage the rental of my home-it is my first foray into being a landlord and I thought it prudent to get professional help. So far I am very pleased with the company. They found and vetted what sound like good and property appropriate tenants and have been very responsive to my questions and concerns. They are knowledgeable on all matters needing to be addressed. The tenants are about to move in and all things leading up to this point have been smooth sailing.

We recently decided to change property managers for our Oceanside property after nearly 20 yeas with another firm because they had begun to lose collection payments, misfile our records and worse, inconsistently responded to our specific inquiries all the while that the tenant made inconsistent and late payments. We needed someone to manage the property better, insist on standards, and reassure us that our property was as important to them as it is to us. Despite the time difference between us (in Japan) and Feel Good Property Management, Matthew and Bethany provided nearly immediate responses to our questions, set up times to communicate face-to-face (at our convenience), and once we determined they were the right property managers for us, then talked us through how to transfer the management of our property over to Feel Good. This firm is focused, good at prioritizing efforts and totally dedicated to efficient and effective management. This is not an inflated review. Consider this: Basically the first day the property fell under their charge, they met with the tenant, explained the new expectations to hold the current tenant accountable to timely payments, and advised that a new lease would take effect shortly...and then, they collected the previous month's rent and associated late fee, and the current month's rent...that same day. They accomplished in one day--and communicated with us accordingly--what the previous property manager had failed to do for the last few years. These are the guys you want to manage your property. They're driven to bring results, be responsive to their customers, modern and professional.

What should the customer know about your pricing (e.g., discounts, fees)?
Our goal is to offer competitive prices but never sacrifice exceptional service. First tenant placement is FREE. We charge 7% of monthly rents. We do not charge you unless there is a tenant in place!
What education and/or training do you have that relates to your work?
Our team is highly focused on continual improvement of the company and ourselves. In addition to the mandated 45 hours required for licensing renewals, our team attends many other trainings and networking events with educational speakers. Our most recent class that we attended was SEO (Search Engine Optimization) training to improve our website traffic.
How did you get started doing this type of work?
We decided to get into this line of work because we all love real estate and we enjoy working with people to help them achieve the American Dream of home ownership and passive income that allows you to spend your time doing what makes you happy.
