Steve was courteous and professional on the phone. He was punctual to the appointment, repaired the broken roof tiles, drywall on the ceiling, replaced a missing tile, and all done at a fair and reasonable price, I highly recommend him!!!

Mr. Yekta was a very skilled Workman. He fixed the drywall of my ceiling. The plumber left a large hole as a result of fixing a leaking pipe. The repair looks good. He also did a good job cleaning up I plan to use him again.

Called about a project at my daughters home but we needed some last minute repairs on our house before it went on the market. Repaired some outdoor electrical issues and threw up a ceiling fan for us. Great job, hope to use him in the future.

What started as one project ended in 4. I initially called to add and change my lights in my living room to energy saving LED recess lighting . I was so pleased of the work and time efficiency I decided to have the old 1950s popcorn ceiling removed and changed to a smooth top coat. Again I was very pleased with the results . My wife and my wallet loved it. I then had American Castles up-grade my electric panel with new breakers to accommodate the new electronic gadgets and appliances of my home . To finish I also had American Castles replace some of the single pane windows to double pane energy efficient saving window. In the end, my electric bill has now been reduced to 2/3 of what it was the month prior. I am very satisfied of the end results and the whole experience

Victor is a well experienced painter and handyman. I placed my job request and he replied with a very fair quote. I made appointment with him to come and looked at the job ,and gave a date and time needed to complete the drywall for my kitchen ceiling and painting family room. He completed the job on time as planned. He even helped out in some other little things that needs attention of handyman for free. I've already lined him up for some other work in my house and recommend him to neighbors and friends.

Thank you Cabrera's Electrical. We have had so much work done on our home, yet when our private contractor retired, we did not know what to do. Cabrera's had the most professional response online. We had (2) large ceiling fans to be installed, and needed electrical re-wiring of the (2) wall switches that would be used. His quote was what our retired contractor told us it should be. Our fans and new electrical are perfect. I plan on using him again for other projects that we have. We have already referred him to friends of ours. It's such a relief to find somebody who cares about your home, as much as you do.

I hired Thomas to patch up the wall around my baseboards, fireplace, and a spot on our ceiling. He was very communicative and organized. He left my house cleaner than any contractor I've ever hired. First one I didn't clean up behind after he left. I recommend him.

I had him come to remove a ceiling fan and install a new ceiling fan and wall switch. Because did such a nice job, I had him remove and install two bath faucets one of which needed more repair than I thought. He also repaired my tub faucet which I knew needed lots of work. If I need anymore repairs, I will definitely call him.

Alan has done a lot of great work for me and I highly recommend him! I recently moved into a new home and needed a variety of repairs and upgrades done. Alan ran electrical conduit and installed ceiling fans for me, installed linoleum flooring in the bathroom, ran data cabling into very difficult areas, stripped wallpaper, retextured walls, painted, and much more. I had some closet doors that were in poor shape and he was able to make them functional so that I didn’t have to buy new ones. I also had an old sliding glass door that had been installed incorrectly and also had a broken locking mechanism. As old as the door was, I could not find a compatible door-handle and locking mechanism so I thought I was going to have to buy a whole new door and door-frame, but Alan was able to repair it and made a custom locking mechanism. In addition, Alan has given me lots of good advice to help me save money on home repairs, and he has even given me tips on how to complete my own little home repair projects. He’s very professional, honest, friendly, and easy to work with. I really appreciate that he is willing to take on both large jobs and small tasks and I will definitely call him for future projects and repairs. Thanks Alan!

Richard and his wife were awesome! They did a professional job for a fair price and were very friendly as well as communicative. Richard is an efficient electrician as he converted our one piece lighting in our bathroom over our sinks to two separate electrical connections for lighting individually over each sink. He made the job look easy in comparison to what other contractors said they would need to do to get the job done. A major plus is that they did the job making minimal cuts in the wall and also repaired those cuts with drywall and texturing making the wall look as it did before they touched it as well as covering up the old hole for electrical in the middle of the sinks. Other contractors wouldn’t do this without an EXTRA charge. Richard then checked out a ceiling fan that wasn’t working and he fixed it with ease and it wasn’t something simple like a loose wire. Needless to say, I’ll be sticking with Richard for any future work that I need done.

We wanted to get crown molding installed along with a trayed ceiling. Although none of the contractors knew exactly what we wanted, Frank worked with us to turn the image in our mind into reality. He got the job because, as a general contractor, he has the skill, manpower and equipment available to do multiple jobs like electrical work and cabinet work (our job also involved drywall and painting work). So, although the project started as a simple crown molding job, we got a lot of other things taken care of. Franks and his crew was very friendly and professional. They were very responsive to our requests and worked to make us happy. For example, we wanted to have Plexiglas installed in a cabinet door. After he did this (in his shop) he didn't think that we would like the result, so he installed a dark glass panel instead. We were very pleased with the result. In fact, we were so pleased that we are hiring them again for another job. I highly recommend Ruiz Construction Co.

One day we wandered into Morena and found ourselves talking with Kate about remodeling our bathrooms and possibly our kitchen. She suggested sending John out to appraise the labor cost. Soon we had John, Sami and Mike in our home and a discussion started about all the things we would like and to our amazement we were assured that they could do it all. We were pleased that we could have all the work done without having to shop for additional contractors. We agreed to refinish the kitchen cabinets, replace the kitchen island counter, install a new hood over the cooktop, reface a fireplace, extensive remodel and update of two bathrooms, repaint most of the interior of the house and re-polish all the travertine flooring. Immediately we had a bevy of workmen starting cabinet refinishing, wall and ceiling painting. Work was continuous to completion. Sami was very helpful by suggesting and selecting materials that resulted in a pleasant decor. All problems, which were minor, were corrected in a timely fashion. We were very pleased with the work that Morena Home Design did for us.

We are very pleased with our home remodel done by JC Builders & Design! Joe and his team completed all new flooring, paint, light fixtures, baseboards, and installation of 5 ceiling fans. All finished work is of highest quality. JC Builders & Design responded quickly to all inquiries, and were very thorough. Work progressed steadily from day 1, and the whole project was completed on time. We even added a couple of items, and those were also completed on time. We love our "new" house and recommend JC Builder & Design to all of of our neighbors and friends.

Overall we were pleased with the final product. Guy was honest and responsive to our concerns. Got 4 of 5 due to jobs site coordination issues. Ended up with a considerable amount of tile left over based on the tile installers material list.

We hired Henry to check off my growing "Honey do" list. As with many projects, replacing the blown out ceiling fan in the bedroom turned out to be more than simply assembling and hanging the new light. One of the wires was still hot when the switch was off. Discovering that, at first I feared the worst: Oh no, I have to find an electrician ($$$). Henry didn't panic. He went into the attic, determined what the problem was and fixed it. Not only did he fix it, he managed to fix it so the three-way switch, which had never worked -- worked. He checked off everything on the list efficiently and professionally. I found Henry to be respectful, professional, intelligent, diligent, and talented and will definitely call him for future projects. I would like him to come build a linen closet at the end of the hall, outside of the bathroom, at his earliest opportunity. Marcia McRill

MaxElectric was very helpful. Mario fulfilled my wife's dreams of a backyard patio cover witch we are 100% satisfied with. One of the best I've seen done, we also had 2 out door ceiling fans installed with switches in the patio cover & surround sound speakers also a wash sink for our BBQ. (((Very reasonable with price))). We will definitely be calling Mario back for our projects. Thank you MaxElectric.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
