Miguel showed up to my house and was very respectful and polite. He is helping me with a probate case where my brother is involved who stole over $150,000.00 from me and we don't talk. Miguel was sensitive to my underlying issues with my brother and has made this case so much easier for me to go through with it. He always replys to my messages quickly and even put a little humor in it to make me smile. He has kept me informed of all he has done and is going to do and freely answers any questions I have. I would recommend Miguel to any of my friends knowing that he will do an excellent job. Gina from Santa Clarita

Vanessa did the work as promised and in a timely manner. We eventually needed legal representation and when we turned copies of the documents over to the attorney, even he was impressed with her work! Much appreciation for your work and time spent on the project. 👍

Bradley Sandler was responsive and very helpful to my request for legal help. His office did not specialize in the type of law I needed but he pointed me in the right direction. Mr. Sandler gave me more information in one thumbtack message than I have been able to get from reaching out to 20 lawyers from yelp, websites, phone book, etc. Hopefully I won't need his offices help in the future, but if end up needing a Family, Criminal, or Business Lawyer, Mr. Sandler will be the first one I reach out to.

Paul was great! From our very first conversation he well advised me with my unique circumstances. I was victimized by a somewhat illegal HOA scam. They foreclosed on my home 6 yrs ago, after getting thousands of dollars from me and had the NERVE pop up 6 yrs later and levy my bank account and garnish my wages for $6k for who knows what. Paul had the perfect solution to file bk so and they can never victimize me again. Paul answers all my questions promptly even after discharge. Thank you Paul Nuyen, Bob Eubanks & NHT Law Group.

Mr Soffer has represented me in three matters, including a review and negotiation of a commercial lease, a review and negotiation of an agreement with a staffing agency, and an insurance claim. He handled all three matters with professionalism, skill, and attention to detail, and kept me informed throughout the process. I recommend Mr Soffer to anyone needing a highly competent business lawyer who treats clients fairly and with the utmost integrity.

Laureen was a true professional. She has a very extensive knowledge of many different types of law including Family Law, Civil Law, Estate Planning Law and Corporate Law. Laureen helped me with my messy divorce and then created a new Trust for me. When we were finished with my personal matters, she helped me incorporate my business and collect some debts by filing lawsuits, winning and collecting the money judgment. You definitely will not go wrong hiring Laureen. Anita

I consulted with Chris on my case and although I went with another attorney, Chris was very responsive and professional when we spoke on the phone. He listened to my concerns and followed up after our initial consultation. I called dozens of law firms all pushing for bankruptcy, which was not the way I wanted to go with my case. Chris was one of only two attorneys I spoke with who offered to look at the paperwork and review my options. I'm glad there are still good attorneys out there willing to fight for consumers. Thank you, Chris!

I had been emailing Angela with Solutions for weeks telling her I was expecting to receive real estate sales contracts for her review "at any time." It took nearly a month. When I did finally receive the documents, she reviewed them and gave me her opinion in less than 24 hours. Her responsiveness and professionalism was exceptional, and her fees were a small fraction of what a lawyer would have charged for the same service. I recommend Angela with Solutions wholeheartedly!

Sentrex Paralegal Services performed a solid service for a divorce with child custody ands visitation issues along with property division. The forms were filled out in a timely and professional manner. There is a Family Law Attorney that is available for hire on a limited scope basis so clients don't have to spend a lot of money with huge retainer fees. The fees are very reasonable, and I'm very happy that I made the decision to hire Sentrex Paralegal Services. This service is not like other shady paralegals that I've seen. Don't be shy. Make the phone call for a consultation.

I was leaving the bar in Hermosa Beach and as soon as I pulled put the parking lot I was immediately pulled over and the police office claimed I was driving reackless and wanted me to come out of my vehicle. My cousin and I asked him how could I have been driving reckless if I just pulled out the parking lot. He didn't answer and just asked me to get out the car and take a sobriety test and the breathalyzer and was put in jail over night and my company car was impounded. Because my company car was impounded I lost my corporate job and I was charged with a dui. Literally a collateral damage began as I wasn't able to even keep my apartment in Redondo Beach so I lost everything. After losing everything I've worked so hard for I reached out to Nicole, the attorney at the Gutteriez Law Office in Torrance ca, and she was absolutely amazing. She wasn't just knowledgeable about the law, but was extremely empathetic towards NY entire situation. She maid me feel really comfortable about speaking about everything that transpired without feeling embarrassed or ashamed. Nicole was able to get me a miracle deal at the arraignment phase without having even received the discovery packet until that morning from the prosecution and got it reduced to exhibition of speed, probation, and a 12 hour class. No DUI on record, doesn't count as a prior no insurance hike, no jail, no thousands in fees, no four month AA class instead just three. Even the public defender was shocked by Nicole's outstanding performance at the arraignment. I just want anyone with any type of criminal issues to know that if you go through the Gutteriez Law office you have a worrier in the law that's on your side out of Nicole. Thanks to Nicole I've started to feel as if I'm starting to get my life back. Nicole is definitely an attorney that cares about the clients she represents.

I was searching on Google for an immigration attorney in the Los Angeles area. After reviewing and calling 25 attorneys ranging from Woodland Hills to Anaheim California, I called Andrew Park and I could tell from the questions I asked and his responses, that he was courteous and a professional. I had a good instinct about him and I thought it's someone I want to work with. My instinct was right as he proved to be extremely professional, courteous and most importantly a person with INTEGRITY which is rare now days. I am writing this review because I feel he is someone who deserves recognition for his ethical character and work ethic. If anyone has any questions, please contact me at pezion@hotmail.com and I can talk with you further.

Gayle helped me through my "relatively" amicable divorce. She keeps everything easy for her clients, and I couldn't have asked for a better person to help me through my divorce. When things got complicated, she simplified things and always gave thorough explanations of every scenario I had in my mind. Bottom line is that she is a straight-shooter and I didn't have to pay up the wazoo for an attorney. She is the best! She's efficient, thorough, knowledgeable, honest, and available! Even during a very busy holiday season, she always responded so quickly! Thank you Gayle, for everything!

Alyssa helped me not only with my life insurance for myself, husband, and three 3 kids, but went over estate planning with me as well. I loved that it was online, because it allowed me to take my time with my husband to really plan out what we wanted our will and trust to cover. She makes everything super easy!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do you find a good real estate lawyer?

If buying or selling property feels overwhelming and the thought of finding a good real estate lawyer seems daunting, you’re in luck. There are some simple steps to follow for finding a trustworthy, affordable real estate lawyer to help with your property and legal needs.

  • Determine what kind of real estate lawyer you need. Many states require a real estate attorney to handle sale closing documents. For more complex matters such as a real estate deal gone awry or foreclosure, you’ll want to find an attorney who has successfully handled cases like yours.
  • Look for online reviews of real estate lawyers in your area. Verify that they have proven experience closing or winning cases like yours and that they are in good standing with the state bar association.
  • Choose two or three lawyers to interview. Many offer a free consultation to learn about your case and provide information about rates. For standard real estate closing services, in-depth interviewing might not be necessary.
  • Ask about their rates and whether they charge by the hour or provide services for a flat fee. Ask whether a retainer is required, and what the total bill should be for a case like yours.
  • Ask for a write-up of the services that will be covered by the projected costs.
  • Make sure you like the real estate agent and they treat you with respect. Confirm whether they or another person will be working on your case and make sure you’re comfortable with all members of their team.
  • Pay the retainer and hire your lawyer.

What does a real estate lawyer do?

A real estate lawyer represents their client’s best interest in all matters related to the sale, purchase and ownership of real estate. They are experts in real estate law. In states that require a real estate lawyer to close home sales, the lawyer must review and finalize all documents before the deal can be legally completed. Real estate lawyers also help clients legally protect their rights when entering, exiting or renegotiating a real estate deal. You can hire a real estate lawyer as an individual or as a business. A real estate lawyer can help with negotiation, addressing mortgage fraud, managing foreclosures and bankruptcy, transfers of titles and deeds, property ownership disputes, zoning issues, creating a co-ownership contract for joint purchase of a property, and much more. Real estate lawyers can also protect you from issues that result when a known problem was not properly disclosed by the previous owner. Overall, real estate lawyers are an added cost when it comes to buying and selling property, but they also ensure your best interests are met, and that you and the people you are doing business with comply with the law.

What kind of lawyer does wills?

No one likes talking about death, but it’s better than leaving your children or siblings to sort out your estate. A clearly planned will can make the time of mourning easier for everyone. An estate attorney will develop a legal will, create trusts on your behalf, and ensure the proper execution of your estate after you pass away.

Family attorneys and estate attorneys, also called probate and wills attorneys, can each prepare wills. The type of lawyer best suited to prepare your will depends on your situation. Most family attorneys provide services to prepare basic wills, including bequeathing property and personal items to family or naming a guardian for minor children. However, estate attorneys specialize in preparing wills in more complex situations. Consider hiring an estate attorney if you:

  • Have a large number of assets, especially those subject to estate taxes
  • Want to create a trust, such as allowing a spouse to live in your home until he or she dies and then leaving it to your children, or set up long-term care for a beneficiary
  • Have an ownership stake in a business
  • Expect someone to contest your will
  • Want to disinherit your spouse

How much does it cost to have a living will?

Either a family attorney or an estate, or wills, attorney can help you prepare a living will, either as part of your general estate planning or as an individual document. The cost typically ranges from $250 to $500, depending on your attorney’s fees; some charge by the hour, while others have a flat rate for writing a living will. Some states require living wills to be notarized, which adds an average of $5 to $15. In a living will — also called an advanced healthcare directive — you specify whether you want to be kept on life support if you become terminally ill or lapse into a persistent vegetative state. You can also answer other important questions in a living will like your preferences for tube feeding, artificial hydration and pain medication in situations when you cannot communicate your wishes on your own.

Do I need a real estate lawyer?

Whether you need a real estate lawyer depends on what kind of legal assistance you need. In many states (such as Vermont and Maine), you are required to hire a real estate lawyer to handle the closing documents of a home sale. The lawyer may prepare the deed, examine the title, review purchase and sale paperwork, work directly with the lender, and more. In title states such as California and Nevada, you do not need a real estate lawyer to buy or sell a home. Typically sales are handled by escrow agents, title companies or lenders. However, you may opt to hire a real estate lawyer to handle closing — even if it’s not required — to ensure your interests are protected.

You may also need a real estate lawyer are when you are negotiating a large property purchase or development deal, or if you are declaring bankruptcy or have a property that’s going into foreclosure. If a property dispute has escalated beyond mediation, a real estate lawyer can advocate for your interests. If you prefer to remain (relatively) anonymous in property ownership, you may have a real estate lawyer represent you and negotiate deals for you. It can be a costly investment, with national average hourly rates ranging from $150 to $350 or more, but legal representation can offer peace of mind and protection of your financial interests.
