I contacted Steve to inspect the roof of my room addition due to leaks. Steve was able to come out the following day for an inspection, and he was able to give me a same day quote which was several hundred dollars below the other quotes I had received. Steve and his crew were able to complete the work the same day and although I was at work he stayed in contact with me via cell phone which included pictures. I absolutely would recommend Steve for roof repairs without hesitation. As a matter of fact, I plan to contract with him to do additional construction projects on my property. If there were six stars I would have given it to him.

My fence was falling down and posts were very loose in the ground. Mark built a 64 foot long by 6' high wooden fence for me. He showed me a sample of his fence construction, explained it to me, and then he prepared a detailed proposal, and scope of the work. His costs were a bit higher than a standard fence, but his design was much more detailed and provided me with a beautiful and structurally sound fence. He personally came to my house, and built the fence, and used a concrete base for the fence to rest on and secure metal post brackets, ensuring the fence was above the ground, secure, and minimized the fence from soaking up water on the ground, as well as left a nice border for my plants from the neighbor's yard. Additionally he notched the fence posts so the 3 (three) horizontal support brackets were flat inside the posts and secured for added strength. Something that I also noticed was he was very detailed oriented and kept his worksite safe and organized and each day when he left, my property was clean and I could see the progress of the fence and not wonder what he was doing. I am so happy I chose him to build my fence, Mark is very easy to work with, and my fence is beautiful, very strong, and I feel very confident that it will last a long time and not end up like the fence I replaced. I hired Team All Star Construction to do multiple projects at my house. From the first time I spoke with Larry he made me feel at ease with the process. My house needed HVAC, Painting, Windows, a Patio Cover, a Roof and some Landscaping. Larry told me about the PACE program and I was able to finance all my repairs with no money down and now I just pay for it along with my property taxes! Well the work done was amazing, they work like a machine! Had couple hiccups but Larry jumped on them right away and exceeded my expectations! After our initial contact on thumbtack, I called Southerland Torres company on the phone. I was so reassured by our conversation that I made an appointment for an electrician to come to my home and fix the problem. I had chosen a date about a week away and by the time he came over I had thought of a few more things that needed fixing too. All projects were done for a lot less than I thought it would cost me. APCOTECTS/APCO Construction Services of Menifee, CA, recently completed a project at our home. During rain there was an unseen roof leak that caused seen leaking evidence onto a bedroom ceiling, major water splashing from the patio cover onto about 12 feet across an outside wall causing extensive soaking of the wall down to the patio floor, and gutter overflowing. Alan from APCO, timely responded to our request. He came in and made an evaluation of needed repairs, wrote a reasonable cost and expeditious completion (3 days) time frame estimate, including a general contract. The 3 days of repairs were made by Mike within the agreed period. Some specifics are, He: (1) discovered the cause of the roof leak and repaired it; (2) removed part of the bedroom ceiling, replaced, and re-textured the entire ceiling; (3) added flashing and sealing across the entire width of the patio roof; (4) raised, lowered, and/or leveled and cleaned gutters as necessary; (5) and more. Mike also left his work areas clean and neat each day. It is now such a pleasure to observe after the recent (12/5-12/2014) unusually heavy rains, a dry and original condition bedroom ceiling, a dry outside wall, and gutters that are not overflowing. Hired Sidney of Artisan Design and Build to build a residential bar in our family room. He completed a project for us nobody else would do our way. So I must say he exceeded all my expectations and dreams of having a bar in our home. If you want work done residential or commercial I would highly recommend hiring him. He was respectful and finished the project in a timely manner. Listened to all of my questions, and always had answers for all of them. Julio with J & M Precision Construction was great to work with. He took my vision of how I wanted my kitchen remodeled and made it a reality. He was responsive and communicative every step of the way on what will be done each day and kept us on scheduled even after I changed my mind on some of materials I wanted to use. In the midst of the kitchen remodel I added my fireplace to be done as well and Julio still completed the job on time (8 weeks). He also installed new floors throughout the house. I was also grateful that he cleaned up every time he was finished for the day and made sure he took the trash away daily. I greatly appreciated Myra as well, she helped with some of my decision making and helped clean the house especially the floors. I took the pictures in the evening so some maybe too dark. I would highly recommend Julio with J & M Precision Construction.

Would highly recommend Stahl construction..... My wife and I were in need to try to find somebody who would be able to help us through every aspect of opening our first restaurant. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. When should you hire a contractor?
