Our new rental home warranty plumbing coverage does not include tile work, but the plumber they dispatched needs a bigger opening behind the mixer on the tile shower wall to confirm the source of the leak. I hired Arisel from AA Cardenas Construction to help me with the tile work. I would have hired him for the plumbing work itself if I had known him earlier and had got to choose my own technician under warranty. From the get-go responding to my Thumbtack request for quote to finishing the job, Arisel had been very responsive, professional, friendly, punctual and helpful. The job was beautifully done! While I was writing the check, knowing the job is being contracted to Home Warranty company Arisel still took the initiative to inspect the leak checking the ceiling downstairs and share with me what he thought the problem might be. With him pointing out, I was convinced that he was spot on! Arisel is apparently a hard working, honest and friendly young man! I will definitely hire him again for future jobs. I highly recommend Arisel.

We were really pleased with the work Matt did. We had a handful of projects that he completed for us: -Painting and installing trim and a dowel in our laundry -Adding reinforcements, a bike hook and shelving to a storage unit -Hanging floating kitchen shelves He has a great attention to detail when it comes to things like tight seams, clean edges and making things level. He was also on time, friendly, polite and cleaned up after himself. I will note that while we did pay the amount he initially quoted us, it worked out to more than his listed rate of $50/hr, but still seemed reasonable for the job. We'd be happy to use Matt again for future projects!

Jasper was on time, responsive, and did an incredibly high quality paint job on our cabinets and even helped us install new handles, knobs, and hinges in a short amount of time. Our kitchen and bathrooms now have a great new 21st century look (updated from its original 80's look and feel). The quote we were given was extremely fair. For the overall experience of this job - the only word that can be used here is indeed 'outstanding'.

Mr. Crespo is awesome! Very skillful, on time, worked very hard! He and his wife helped us to change 6 light fixtures! Two of them have very old wires and some light fixture is too new for the the old house, but he still did it! He also helped us with couple other random things like changing the toilet seat, replace and install new shower head, wall mount a bookcase. He's coming over again in a week as we need more help from him! He can do anything i feel like.

Amazing company. Family owned business that did an amazing work on a painting and flooring installation. Worked with Ricky and he was just a pleasure to work with. I hired Scorpion Services to replace my roof. The roof was well over 30 years old. Carlos and Neema came to my house and were never pushy, and really knew what they were talking about. Unlike other contractors I had place bids, Carlos informed me about about the process and gave me a number of options that worked within my budget. They did such a great job on my roof, over the next 6 months I have hired them to redo my deck, repair siding that has dry rot, and replace my gutters. I would not hestitate to recommend them to every friend and family member I have. Some of the most honest and hard working people I have ever hired!!

I love Eli, Shmuel and the entire team at Lifetime Remodeling. We had an unexpected leak in the master bath that slowly destroyed our kitchen ceiling. They made an assessment, remodeled the bathroom, fixed the kitchen (and put in money saving/beautiful recessed lights), and left us very happy. When we encountered a problem with the plumbing, most other contractors would have taken advantage and hiked the price. But, they were so professional and everything was still finished on time and in-budget. (My friends tell me that never happens. So now I refer all of them to Lifetime.)

Fernando was a pleasure to work with and very responsive. He built us extra shelves in our shed and assembled a ramp kit I bought online for it. I am very happy with the work he performed! I would caution to be careful when asking for a quote vs his hourly rate since his quote is a flat rate regardless if he finishes it in less time. The difference was not disclosed to me so I was under the impression the quote followed the same hourly rate he was charging. So in short, if you know how many hours your project will take, simply hire him for the hourly rate instead of the quoted flat rate for a project as it may be a better value. Overall, I would hire him again as it was a good experience and his punctuality was top notch!

Steven Rodarte started renovating our 2 metal tool sheds to make one workable for my hobbies. From there we asked him to do other jobs; and he did them with a smile - big or small. He is very enterprising, creative and professional. We will be sad when his various jobs have been completed. He is very pleasant to be around. I have never had a "MacGyver" type contractor that was willing to do and create ways of accomplishing tasks less expensively (we have a mobile home) as well as to teaching us to do some some things ourselves to save us money. What a find!

I was having problems with my shower and asked around the local nursery moms for a plumber. Someone recommended the company Lemon Remodeling and Services. Several days after meeting with Assaf, one of their project managers, without feeling any sense of pressure, we had come together to redesign the whole bathroom. I still love it today! I have two young boys and so I didn’t have the time to fuss and look at design magazines or shop around for suppliers: all I knew was that I wanted something modern with clean lines that was functional and would still work within the designs of our period house. He had gained my trust so I gave him the go ahead to source the best quality products at the best prices. I saw he has experience so I didn’t question his judgment, suppliers or prices even once. All the sub-contractors he used for things such as plumbing and flooring were a delight, and I still use them to this day. Assaf himself was charming, trustworthy, talented and very creative. He was extremely conscientious, and left no stone unturned. He had super ideas and was very au fait with all the modern changes in the bathroom design industry. The bathroom continues to function efficiently since Assaf put it in place, and looks beautiful. I would have absolutely no hesitation in recommending Lemon Remodeling and Services.

I had several estimates on renovation work needed in my newly purchased fixer up home. I needed two bathrooms renovated, a new kitchen, and new paint in the entirety of my home. Jay from Green Planet Construction struck me as extremely open and professional from our first meeting. As someone who is not very "handy," it took a bit of explaining for me to understand the details of the extent of the work that needed to be done, why some things may or may not need to be done, and all the options in the middle. Jay was very patient with me, and easily accommodated my requests, changes of mind, and was able to come up with creative solutions to some of the issues my century old house presented at each stage of the renovation. From the installation of new kitchen cabinets, a full demo and creation of a master bathroom requiring lots of tile work, installing appliances, and hoisting my new huge kitchen refrigerator through a kitchen island opening because it wouldn’t fit through the door, Green Planet was thorough and performed outstanding work. Never before have I been so impressed with a general contractor who provided true quality work for such a reasonable price, and all the while helping me make informed decisions rather than dictating the plan. I will likely have my family room remodeled in the near future, and I plan on keeping Jay at Green Planet Construction on the top of my list.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning.
