I had Mike install an antenna on my roof and connect it to my living room TV. And he did a great job.He called and let me know that he's running late unlike most contractors who don't bother to call. Very knowledgeable, great price, will def use him again!

I feel very lucky to have connected with Tom. It's a crap shoot sometimes finding the right person to do the right job. Tom is a former contractor and he's the one you want for any carpentry type jobs. We had a gazebo with the top boards rotting away and Tom replaced them all with new redwood boards without disturbing the surrounding plants and he added some nice railings. He also put up an extension to our fence and as a bonus he fixed our gate. Thank you Tom! All these five star reviews are the REAL thing.

Todd painted the outside of our house that had not been painted since built in 1975. It is a stucco finish that really sucked up the paint. Todd stuck to his bid even though more paint was needed than the typical house. Plus, he worked with us to decide the color that we love and have had many compliments on. Todd finished the job in the amount of time he estimated, a very quick couple of days. All in all, very thorough and professional. His experience really helped us understand the options and make good decisions.

Remove tile from existing fireplace and replace with stone. Frame out kitchen island with wainscoting. Garret and his team were very efficient, on time and had attention to details. The projects performed were redo's from the housing contractor who did shotty work, walls not flushed, etc. SOTA was very meticulous in making sure everything met up correctly and looked they way it should. They kept the areas cleaned and made sure to clean up after themselves. Stayed late to get the project completed. I would use them again in a heart beat and recommend them for interior improvements.

Working with Dennis and the entire Spectrum One team was an absolute pleasure. We had heard horror stories about kitchen remodels gone wrong, and were nervous about taking on this remodel. Dennis helped us through each step in the process. Every day, the team showed up on time and made progress. The whole project (knocking down a wall to open the kitchen to the dining room, installing new floors, counters, backslash, appliances, creating a new pantry, and re-doing a bathroom) took just over four weeks. Their price was in line with other contractors we talked to, but the quality, transparency, and efficiency were top notch. I would highly recommend Spectrum One, and wouldn't hesitate to work with them again in the future.

KGA Construction was AWESOME! First, Gennadiy was the only contractor who was available for a small job. The tree trimmer hit my t1-11 siding right on the seam so I only needed one panel replaced. My gas line had to be shut off and removed and Gennadiy worked around PG&E's schedule for the disconnect. Second, Gennadiy did an excellent job of replacing the siding. Third, Gennadiy was very polite and professional. I can't say enough good things about Gennadiy. I am so happy Gennadiy was the contractor who did my job.

Jim was a very easy and pleasant contractor to work with. His crew was on time and professional. Since he is a veteran, it helps that he can get 10% off at Home Depot (hey, every little bit helps!). I would highly recommend Jim and his crew for any home improvement project.

Nathan Sweetin was wonderful to work with. He was prompt, and if running late he always let us know. He did an excellent job raising the ceiling in our entryway and hallway -- having to handle electrical, duct work, drywall, etc. He also took on several other small jobs. Nathan was friendly, professional and provided quality work. We would highly recommend him for big or small jobs.

Nick (owner, Colony Construction) and Dakota are doing a medium scale bathroom remodel in our new house. We didn't have a contractor recommendation when we decided to have the bathroom remodeled, so we were careful to call Nick's references before we began. All the references gave glowing feedback about Colony Construction and Nick specifically. Nick is wonderful to work with: his work is conscientious, careful, and clean. He explains every step of the process, and keeps us updated on progress and upcoming steps. He has good ideas for meeting our needs when obstacles crop up (it's an old house). We're very happy with his and Dakota's work, and would highly recommend them.

I had a such wonderful experience with this company the first time I continued to them back for more projects. Hakob is honest and works hard to get the projects completed in a timely manner. He response time is great and he never leaves you hanging like other contractors are known to do. His prices are affordable and I never felt like he was misleading with his quotes. I highly recommend APS Inc.

Are you looking for a dependable, punctual, contractor/handyman? Then look no further because the father/son team of John and Preston (JPB) are fabulous! I needed a variety of projects completed from new electrical wiring, installation of new mirrors, lights, changing old plumbing and installing new fixtures. JPB offered solutions to unforeseen problems that popped up along the way and at the lowest cost, which I so appreciated. I’ve used their services twice already and will be using them again in the near future!

Brent met his contracted deadline and made corrections to drawings afterwards that I requested. He also worked hard to meet my needs as a homeowner not familiar with some of the ins and outs of the city of Sacramento requirements like title 24, which was not required for my project. That could have been explained better. Not sure why I was charged for a consultant for that. Also, only one printed copy was included in contract price, I ended up paying Brent to make 2 more at same price Brownies would have charged when that got complicated. Would have preferred to not have to run around and the extra work to get the copies since this is not something I'm famliar with doing. Service would be improved to provide the # of copies required by the city for review and submittal. I was ripped off by a prior contractor found on Thumbtack for drawings so I was nervous about hiring another one, but Brent took the trouble to make sure I knew he would come through and values his reputation.

Glenn Liebig is a pioneer in the construction industry. We have used him on some projects at our multi-family properties and he has done exceptional work. He has great communication and keeps you in the loop the whole way. He is also very knowledgeable and an honest contractor that will tell you the truth. If he can save you some money, he will. He is also great at problem solving and giving you options for solutions. Overall, you can count on Glenn to get the job done right the first time. I would HIGHLY recommend him to anyone looking for a great contractor.

This one is a keeper! I have had the best experience with Hex General Construction, on a scale of 1 to 10 they are a solid 10. At the end of last summer, we noticed dry rot on the east side of our home.  We called a number of contractors and selected “Hex General Construction” because of price and the time frame, many of the contractors were either booked out or considered the job too small. Due to the experience we had with (Alexey) Hex General Construction we have contracted with him to complete two other jobs, his ability to work around our schedule and come back to fix anything we asked was outstanding, and the price never changed from the original quote. Alexey is very personable and I would now consider him a friend which you don’t find in most of my experiences. Feel free to call if you have any questions. Ida and Dennis 916 686-5770

We hired Jason because he truly cares about his work. He was a pleasure to work with, maintained good communication, and did an excellent job. He even went the extra mile to put artistic touches on our driveway. The finished result is really lovely, and it completely transformed the look of our home. Even when some aspects of the project hit unexpected snags, Jason was a true pro, and figured out solutions. I recommend Jason for any concrete projects! -Jessica in Sacramento

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
