- What should the customer know about your pricing (e.g., discounts, fees)?
At San Terra we will only charge a flat 8% of the monthly rent collected for individual units. If you have a multi-unit property or more than one property you would like managed, we can negotiate a lower flat fee.
- What is your typical process for working with a new customer?
When I am working with a new client, I like to meet at the property and do a walk through to get a feel for the homeowner and the property to make sure my team and I are a good fit. We pride ourselves on our communication and relationship building so we like to make sure that we will be able to meet our homeowner's needs and exceed their expectations. We will go over our property management agreement and take initial photos for marketing. I will also explain our proprietary tenant screening process, our marketing scope, go over our maintenance process, introduce you to our homeowner portal, and go over all our automated systems. I will also work with the homeowner on a plan to ready their home for tenants.
- What education and/or training do you have that relates to your work?
I am a long time property manager and licensed real estate agent. I am also a member of the San Diego Association of Realtors and the National Association of Realtors. My team and I are continually training for new tenant laws, required disclosures, and the most up-to-date California Association of Realtor forms. We strive to always be on top of the local and state housing laws so that we can protect you and your property.
