We selected Troy based on the several reviews. Troy replaced our patio wood foundation structure and patio roof covering. He also installed a new garage door. He was very timely and very professional. We discussed the job and costs ahead of time and knew the job cost up front. He did a great job and we will use him again.
Angel and his crew made two pillars and four below-ground concrete pylons as footing for a 4-legged gazebo to straddle a circular pavilion in my backyard. His crew also poured a 7’ x 2’ concrete slab in our side yard to function as a grill parking spot. Angel had car trouble the first day, which delayed the start of work to two days later than we had agreed on. His crew spread the work over three evenings, delaying another crew's start date for assembly of the gazebo by two days. The posted rate for Angel's work was $45/hour. When the work was finished, Angel presented me with a bill that would have charged $40 an hour for each of his crew's 5 laborers. Angel may be an engineer worth $45 an hour, but someone digging a hole for concrete does not earn $40 an hour, so we renegotiated. Angel received $45/hour, and each of his workers earned $20/hour. We declined to pay for hours when multiple workers were present, but only one of them was working, since the others were just waiting for Angel to arrive. In addition to wages and materials, we paid $150 for gas. Angel would have spent less on gas, if the work had been concentrated into fewer days, which I would have preferred. The end result is: the anchors are level. The two front pillars have air pockets as large as 0.5" h x 2.5" in the sides, indicating the cement wasn’t packed down well. (I will use filler to get a smooth surface, after which paint will be necessary to hide the filler.) The work started late, was spread over too many days, and the concrete pillars should not have the air pockets they have. On the up side, I appreciated how clean the worksite was when Angel finished. He also gave me a few expert answers to questions I had about other potential concrete projects. Angel is polite and knowledgeable. Even so, it is important to be very specific with your timeline, cost expectations, and aesthetics up front.
Marco is the best ! A very professional job done! The concrete side walkway was so well done and we had many neighbors compliment the work. We also had him redo some old concrete on the side of our driveway and create a brick flower beds. He went out of his way to find the right brick to match the existing brick. The brick flower bed is amazing looking. His staff worker is a perfectionist to make sure all bricks were level and connected perfectly to our existing brick. His suggestion to level the sloping concrete makes it better easier to walk in the area. He did such a great job, we asked him to help us improve our patio in the back. His pricing was very reasonable and the quality of the work exceeded our expectations.
We hired Lifetime Remodeling in the summer of 2017 to do a first floor addition to our home in Millbrae. The project involved adding 400 square feet to our house, which included expanding the living room and adding a new bedroom and a new bathroom. It was wonderful working with Sam and his team at every step of the way. Their bid was very competitive compared to the many others I got, and the estimated time for completion (about four months) was much shorter than most of the other quotes. Lifetime's responsive customer service and attention to detail made our lives so much easier. Here are just a few examples of things they did to minimize our stress. When strong winds blew the construction fence over during off hours, they came out here quickly to get it back up and weigh it down with sandbags. When it came time to block off the parts of the house being demolished, they helped us move furniture and cover it carefully so that it would not get damaged or dirty during construction. When they needed to move the wiring for our internet access, they made sure to reconnect it promptly. The temporary wall they built was very sturdy and effective at blocking out dust, so we had no problem continuing to live in the house throughout the construction. Sam also closely inspected all the work and often caught adjustments to be made that I did not notice. For example, even though the interior painting looked fine to me, Sam decided that he wanted another coat. When we did point out other things that needed adjusting, such as leveling out certain fixtures, the team promptly fixed them. When I asked for a different design for our recessed lighting at the last minute, even after some of them had already been installed, Sam accommodated the request. Sam checked in with me often, so I always felt well informed about the next steps coming up and what I needed to plan for. This was awesome because I learned that it can be agonizing to pick out tiles, hardwood, hardware, etc. for a project like this, especially for someone like me doing it for the first time. It was also helpful to have Sam's recommendations for suppliers for the finishes and fixtures. We were really impressed that Lifetime finished the project pretty much right on schedule and with absolutely no cost overruns. To make this happen, most days, Lifetime had a team of two to four workers here by 8 a.m., and they worked steadily for the entire day. They also often worked on weekends. After Lifetime finished the addition to the house, we ended up also hiring them to do landscaping for our front yard and replacing our concrete driveway with paver stones. They also did a great job on this, and we are so happy with and amazed by how our house looks now. Remodeling inevitably involves many hard decisions and a lot of time, energy, and money invested by the homeowner! The last thing you need is a contractor who adds unnecessary stress, yet it seemed like everyone I talked to had horror stories about their contractors. We are so grateful that Sam and Lifetime made it a wonderful experience for us.
I recently work with WNH on a foundation repair job. My home inspector point out the expose rebar which can cause rust to deteriorate the foundation wall. Tay was very quick to answer all my concerns. The work was done quickly and passed all inspections. I was very happy because we were in a rush to close.
Tom did a great job with our home remodel (adding two additional parts for 650sqft total plus renovation of existing parts). He was very transparent about options, pricing, and even the inevitable issues that arise when building onto an existing home. There was work happening every day in ncluding most weekends throughout the 6mo project, which is rare for contractors. Tom even put in his own time to get the job done when subs were unavailable, showing his dedication to getting the job done and making us satisfied. We were really happy to have found Elder through a contact who had hired Micro Resorts for his outdoor space. We already had rough plans for our backyard space, but it was a complicated project involving drainage, concrete work, decking, a hot tub, fencing, and custom firepit, When we met Elder, we liked that Elder was very detail oriented in thinking through the project. It was clear he was really thinking ahead to make sure that all the aspects of the project would come together properly and we weren't overlooking anything. He even brought up how we should really address the lighting, something we weren't even thinking of, and I'm so glad that he did. It made a huge difference to the quality of the final result. Elder really enjoys building positive relationships. This was really helpful in working with the inspector. Elder was sure to address any of the inspectors concerns so that we didn't hit any glitches with the township. We also appreciated that Elder reached out to our neighbors before the start of the project to mitigate any concerns they might have related to the project. We did the project over the winter season, so it took a little longer than we expected because of so many days of rain, but Elder kept the project moving along and we're thrilled with the final result. As a result, we also hired Elder and his team to do our front yard. We honestly feel incredibly lucky every time we enjoy our spaces, and appreciate all the hard work that he and his team put into making this happen.
I would Highly recommend Jim Folan and James Gang Construction. I had a new home purchase that needed Kitchen Counters, Windows, Demolish a Garage and concrete pad, Building Fences. Jim's matched my lowest prices, communicated very well and very quickly, gave a lot of good advice. Very versatile guy. I had a couple of complaints along the way, but Jim responded to them immediately with professionalism. I plan on hiring him again.
We have done a lot of work on our house -- we replaced windows, electrical, painting, fencing, and plumbing. David was FAR AND AWAY the best contractor with whom we've worked. We hired David to make a three foot tall stucco wall to enclose the front of our property. He also worked with an electrician in his family to add lighting to the wall. David dug and constructed a footing for the wall, created the wall out of cinder blocks, filled them with concrete, stuccoed the outside, painted it, and added caps he ordered specially for us, which came all the way from Utah to CA for our project. David was very communicative via email, text, and phone, very honest and upfront about what he had capacity to do, when supply orders would come in, etc. His work quality and clean up were excellent. We get compliments on our wall from people walking by all the time. David was PERSONALLY on site for every day of work. He didn't just leave the job to other staff her contracted out to, which often happened with other people we hired. David was open to making changes in plans when we asked him, he explained the process to us and was flexible. He followed up to make sure we were happy and, on top of all that, he offered us a fair price. David transformed our front yard. We'd absolutely hire him for future work, and we'd seek him out for referrals to anyone else whose services we needed.
