They include the following: * Tenant Acquisition: • 5.5% of yearly rent or total leased term and is a one-time charge deducted from tenant move in costs • No charge until we find a tenant. It is within our best interest to locate a qualified tenant ASAP. • Tenant acquisition fee is discounted 25% off of the base 5.5% for all subsequent tenant acquisitions fee. • Our management services, encompasses everything from marketing, advertising, showings, screening process, credit backgrounds , contact ERs, employment checks, contacting current and past landlords to ensure qualified tenants. We also draft the lease and handle the move in. * Property Management: • 6% for condos, 8% of the homes monthly rent • Listed #1 on Google, City Search & Yahoo for property management • Includes 3 free inspections first year; listing, pre-occupancy and an annual inspection depending on what the tenant is doing. (the annual may be a move out inspection if the tenant is moving out) • Includes 60-days notification in order to reduce vacancy rate which is rated lowest in Bay Area. We know the tenants plans 60 days prior to their planned move out so we may market the property for rent in advance. Our average vacancy rate is 3-5 days! • Includes 24 hour cell phone, on-line toll free hotline for maintenance-emergency and non emergency • Knowledgeable and educated about San Francisco Bay Area Counties and local rent board restrictions and dealing with tenants when the owner wanted to move back into their property without any problems or additional fees to owner.
