I hired Arisel to haul some dirt I had piled in the back of my house from a project my wife and I had been working on in the lawn. He was able to come to my house right away and quote. Price was reasonable and he was back the next day with help to get the dirt hauled away. We had him quote the pending projects we have been working on in the yard. (Installing base rock/sand, install big slate patio pavers, install gravel/pebbles, sod, landscape borders, and more...) We ended up using him to complete everything! It turned out really really nice. We were a little nervous in the beginning since we don't have much experience hiring help for our projects but Arisel kept in great contact and communicated wonderfully. He brought the right people to help with the jobs too. We will probably have him do any new project in the future.

We hired Gustavo to put in a front walkway. We had a very tight budget but wanted it to look good. Gustavo and his team were incredibly responsive and worked really quickly. It was basically finished in one day. We are really happy with the quality of the work and Gustavo's fast response to our questions and requests. It's a beautiful walkway and we are hiring him to do other projects around our yard.

Barry has been excellent and skill set is diverse. He has experience with plumbing and bath, tile, flooring, finish carpentry, pavers, light electrical, water filtration system. He also painted our house. He cleaned up an awful mess our contractor left us and did it with a smile and w/o judgement. Overall the quality of his work is excellent and he will always offer options on price but typically suggests the cheapest route. Bravo Barry !!!

I recently hired AAA Concrete Designs to perform some concrete work, more specifically a paver patio, in an attempt to add value to my home. As a perfectionist, I demand nothing less than complete reliability, punctuality, and above all else, utmost professionalism. The job was completed as promised with no down payment needed whatsoever. I implore any persons that seek brick work, concrete, etc. to hire the steady hand of Mr. Tongilava and his hard working crew. Feel free to email me at mwlaemmlein@gmail.com if you have any further questions regarding AAA Concrete Designs.

Shortly after posting my project on Thumbtack, Sam responded. The following morning he promptly showed up for our appointment to review the project. Sam gave me a reasonable quote for the project (removing pavers, digging out tree roots, and re-setting the pavers). The following morning Sam and his crew showed up ON TIME to start the project. His crew was very professional and they did exactly what Sam had promised, plus a little more! They completed the project earlier than I had anticipated, cleaned up the job site, and even asked if I wanted to keep the leftover materials, which I did! I will definitely use Sam for future projects - he did quality work, on time, at a fair price!

In twenty years of home ownership, this might just be my first *purely* positive experience with a major remodel. I can recommend Ruben and his team without reservation. Ruben took my yard from dirt with a few clumps of remaining weeds, to a lovely, useable space -- with a gorgeous paver patio; a lawn for dogs and kids to play in; a small area of artificial grass for the "dog bathroom;" an area ready for raised garden beds; a green screen of wax myrtle; and along two sides of the yard, a beautiful bed of hardy, colorful, low-maintenance, drought-tolerant plants. He installed a couple of sprinklers in the lawn and a nice drip system in the planted area. Throughout the process, Ruben had ideas of his own but was very willing to listen -- and best of all, he used what he heard to inform his own thinking, so the ideas he offered were increasingly tailored to what he'd learned of my taste and needs. Ruben's prices are not cheap, but they are fair and clear, with no surprises. And as a bonus, he's just the nicest guy you'll ever meet, as are the men who work for him. One of them is a good carpenter, and fixed a gate that wasn't swinging properly just because he could and he knew I'd like it. I really cannot recommend this company highly enough. They offer a rare combination of integrity, expertise, and just plain niceness.

Pleasure working with Elder and his team. Elder helped us with a major effort in both our front and back yard. He led the process for both the architectural drawings and the permit approval process. The construction lasted 3 months and the team was great to work with. Right from the get go-Elder was attentive to our needs and checked in on a daily basis to align with our overall vision. I'd recommend Elder and his team for retaining walls, concrete play areas, flagstone and paver work. Thanks Elder.

We had Outstanding construction do a full interior remodel (Kitchens/Bathrooms) including landscaping front/rear. Concrete patio and side walkway of my Moms home in Belmont. House was in need of major upgrades throughout. Entire interior was re-textured / crown moulding / kitchen demo/replace including appliances. Because KC has his own dump truck is very convenient for haul out of debris as well as pickup of landscape and other materials for the job as the job progresses. KC did have good suggestions and has the contacts to get good pricing on quality products such as Brick/cabinetry/foam accents/windows etc. Kirk and his team work very hard are conscientious and keep a tidy jobsite. He will work with any of your own subcontractors but will also provide contact details for folks he has worked with in the past. Pricing was fair after the whole job was done although it did take longer and cost more than originally estimated but from what I hear this is normal for larger re-model projects because there are so many moving parts. He had the plans drawn up and went to the city to obtain the permits...so no problems with any of the intermediate city inspections and achieved permit sign off . Our realtor who was checking in periodically on the projects progress was very impressed with the end result as was his colleagues who came to see the finished product. As testament to how well the finished product was received, when we put it on the market it sold in 7 days with multiple offers over asking. Granted alot of that had to do with the location but it also had a lot to do with the "Pop" the house had after the remodel was completed... people that looked at it were very impressed with the finished product.

I hired David of Genesis Concrete and Landscaping to completely overhaul our backyard. From the initial bidding to job completion and cleanup, David and his team were fantastic. Originally, my project included just a concrete patio and walkway. David gave me some great ideas and worked closely with me to create a beautiful, flowing design. His team put down the concrete like artists adding paint to canvess. The curving lines flowed beautifully and turned out even better than I imagined. In addition to the concrete, David showed me how spending a little more could totally enhance the character of my house. He made me an offer that was literally too good to refuse, and in addition to the concreate work I hired him to lay about 400 sf of artificial grass. His team spent a lot of time cleaning up the jungle which was our backyard, and he promptly removed debris and even power-washed my driveway at the end. Overall, the price was fair and the end result was so much better than before. I can't recommend David highly enough! For price, quality, flexibility and expediancy, David is hard to beat.

Abraham did a great job on covering two brick chimneys with stucco to match the rest of my house. He also removed and relaid a paver stone walkway that the original landscape contractor did improperly. His price was good as was his workmanship and professionalism. I would use him again and I am comfortable recommending him if you have similar work requirements.

Overall my hardscapes project came out better than expected, Ben listened to my wife's design ideas on flagstone pavers and elevated them based on our backyard space shape, size and space for each stone. They have an amazing team, Mike did daily follow ups to loop us in every day what work was being done and not to clash with our daily routines in our home. Great company, I would absolutely recommend to anyone with a home renovation project.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
