Our new rental home warranty plumbing coverage does not include tile work, but the plumber they dispatched needs a bigger opening behind the mixer on the tile shower wall to confirm the source of the leak. I hired Arisel from AA Cardenas Construction to help me with the tile work. I would have hired him for the plumbing work itself if I had known him earlier and had got to choose my own technician under warranty. From the get-go responding to my Thumbtack request for quote to finishing the job, Arisel had been very responsive, professional, friendly, punctual and helpful. The job was beautifully done! While I was writing the check, knowing the job is being contracted to Home Warranty company Arisel still took the initiative to inspect the leak checking the ceiling downstairs and share with me what he thought the problem might be. With him pointing out, I was convinced that he was spot on! Arisel is apparently a hard working, honest and friendly young man! I will definitely hire him again for future jobs. I highly recommend Arisel.

Everything was great. Great work, great workers, great attitudes, and a great price! Eli was wonderful. Kept my wife and I informed of the process and what was coming next and everyone was just great throughout the whole process. We just completed our kitchen and 3 bathrooms and now are in the process of doing plans and permitted for a room addition and cannot WAIT to get this done with GMBC Construction! I entered a request for an electrician on Saturday afternoon thinking, OK, I probably won't get a response at least until Monday. Well, within five minutes I got a response from Mike Anderson of Anderson Construction. I explained that I wanted to install track lighting in my garage. His price was very fair and he said he could do it the following day which was a Sunday! He worked very clean and efficiently and eliminated of all the old wiring and installed my new lighting. It looks beautiful. I couldn't be happier and I would definitely refer people to him.

We hired Sam from life time remodeling with his crew to do a complete kitchen remodel. In the meeting Sam recommended a kitchen design that we like a lot. And it turned out to be fantastic just like I wanted. Between my job and this job he made the entire process very easy and seamless for us. I decided to have the remodel done while I was part time traveling overseas. A friend of mine told me we were crazy to have the job going when we were not there to check on it, but because they have a app that I can see all the time updates from process of the job i decided that it is fine and I went. the app they use is very easy to use it fits a construction company in Silicon Valley, that is one of the reasons why I am so impressed with this company :). Turners out, it worked out great Sam's crew did the job and moving along he sent me pictures from the job site to make sure I'm fully informed in all the details I returned to an almost-finished kitchen. The quality of the work and attention to detail was excellent. The team was conscientious about confirming the details with us before each portion of the job, making sure that each decision was agreed with me and were clearly careful in their work. Sam's crew was friendly and pleasant to have in my home with the kids. I decided the last minute to paint the entire interior house during the project, and asked Sam if he could book movers as i was overseas. Rather than hire movers Sam's crew packed up our entire house themselves, moved it to the garage, then moved it back just in time for my return!!! I thought for sure something would get broken but everything made it back upstairs in perfect condition. They even set out my son's toys for him to find when we got home which was much appreciated by a jet lagged preschooler. It was a small thing but showed the care and respect the crew has for their clients. I'm very pleased with the resolute on the paint and kitchen. I would not hesitate to use Sam or anyone from his company life time remodeling again or to recommend them to anyone :).

We went from framed to frameless shower enclosure and when the old glass was removed, we quickly realized we needed to make tile repair prior to installing the new glass. We decided to have a different company make the repair. Owner, Michael Compton of Compton Construction quickly responded to my Thumbtack post, set up an estimate appointment and provided me with an estimate the same day. A repair appointment was set up immediately and all was repaired, cleaned up and perfect in just one visit. This was a smooth and fast repair. Michael is great to do business with. He's easy going and easy to communicate with. I highly recommend Michael Compton Construction and will certainly use them again. Five gold stars!!! So happy to find Compton on Thumbtack. We had Ryan over yesterday to repair 3 interior doors in a very old and actually historic San Franciscan Victorian house. In addition to the three interior doors, Ryan painted the front door which had also just been replaced. His attention to detail was great, there were constant adjustments to make sure everything fit, latched, matched, didn't drag, looked great, etc. His response was prompt, he replied almost immediately and was available to start the very next day. He came prepared for the job, from start to finish. Ryan is very up front and fair in terms of compensation. You will have zero issue with the transparency and fairness of his bids. It should also be noted that this is a very old building. The areas where the door hinges connected to the wall/door frame were extremely dilapidated, the wood was old and and over drilled. It was like putty. But Ryan rocked it. Not only did Ryan pay close attention to the style of the Victorian building and matched the details perfectly, his finished product was seamless. You can't even tell that work had been done. There wasn't even dust on the floor. It was legit, honest good work. 100% recommend.

I hired them to lay the engineered bamboo floor in my condo. They did exactly what promised and in the time they originally specified. I have been doing remidelling and construction of my rentals and my resident for the last 10 years and very much familiar with the business. Out if many contractors or handymen i met Jason and Regina are the outstanding team. They work fast, they are very proactive and attentive to details. And their price was reasonable. What is the most important for me is that they do listen to my suggestions - not like many macho style contractors:). The floor work looks absolutely great and i am very happy. So that i would like to hire them for other work on my rental property.

Fernando was a pleasure to work with and very responsive. He built us extra shelves in our shed and assembled a ramp kit I bought online for it. I am very happy with the work he performed! I would caution to be careful when asking for a quote vs his hourly rate since his quote is a flat rate regardless if he finishes it in less time. The difference was not disclosed to me so I was under the impression the quote followed the same hourly rate he was charging. So in short, if you know how many hours your project will take, simply hire him for the hourly rate instead of the quoted flat rate for a project as it may be a better value. Overall, I would hire him again as it was a good experience and his punctuality was top notch!

Israel was great. He responded quickly, came over to look at the various things I wanted done (re-constructing an installed Ikea closet organizing system, re-caulking an area in the shower, mounting a 47" tv on a movable bracket and a few other small jobs) and provided an estimate (which was accurate) and notified us that he could complete the work 2 days later (on the day we wanted). Very professional with his work and as a person, will hire him again.

If we could give Wise Stage Remodeling more stars than 5, we would! We hired Wise Stage Remodeling to finish a very difficult and messy remodel in San Francisco (single family house). A previous contractor messed the remodel up beyond belief and left it in shambles, while we were out of town. None of the new contractors were even willing to consider taking this job and we were desperate. Sergey from Wise Stage Remodeling responded to our request via Thumbtack. He gave us a very reasonable estimate and timeframe to finish the project. Sergey and his team (especially Arthur, his carpenter, who's amazing with cabinets, doors, tiling) were extremely diligent and hardworking. They remodeled the kitchen from top to bottom, as well as finished remodeling the rest of messy unfinished projects of all levels of difficulty throughout the house. Sergey and Arthur pulled us out of a very messy situation and made the impossible possible. They were both incredibly responsive and accommodating throughout the entire construction process: hardworking, honest, and polite guys. Their attention to detail and ability to face our complex construction issues alleviated a lot of stress and pain on our part. We simply lucked out w/hiring Wise Stage Remodeling. We've been through a number of remodels with a few of our properties in San Francisco, and never had a more pleasant experience with the contractors. We would absolutely, without a doubt, recommend hiring Wise State in a heartbeat!

I've just hired Yaeger construction for a bathrm remodel. The work hasn't started, so I will post another review about the work quality when that is done. My experience working with Chuck Yaeger upto now has been a positive one - he has great ideas and can suggest good options. His extensive experience working on bathroom remodels really shows through in conversations - he was willing to work with 3 design options that we started off with. We worked with Kevin on remodeling our bathroom, and Kevin was very easy to work with. The good: He took care of all the organization and always let us know what we need to do next. There was always something being done and we always saw the movement, the workers showed up when announced and we could tell they knew what they were doing. What could have been even better: Some of the work took longer than estimated (due to our apartment being in an old building and walls and floor not being leveled), and we could tell that this tired out the team, leading to a few smaller mistakes that could have been avoided. Overall we are very happy with the result though!

Anthony and Megan from floors to ceiling construction not only exceeded my expectations but made the whole process fun and easy. From changing my mind on the projects I wanted done, to helping me figure out what flooring I wanted (Megan was amazing at helping me figure out what my preferences were), to shopping with me for 2 hours for bathroom materials because picking it out alone was too difficult for me. They worked with my budget and were very patient with me and helped give my house the amazing face lift I needed it to have for a fresh start for my daughter and I. If you need any kind of construction or remodel then Hauser Construction is for you. They take care of my rentals and have done an amazing job at a reasonable price. Whether it's routine maintenance, or a total overhaul you simply couldn't do better in terms of professionalism, attention to detail and overall cost. They will work with you to fit your needs into your budget and get it done on time. To me time is money in the rental market and Hauser construction has always delivered on time. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
