Rating: 10/10 I had requested 2 sofa's to be picked up and be taken to the dump! One sofa was a large sleeper "L" shaped sectional and the second sofa was a studio sized "L" shaped sectional. Mr. Loera was extremely professional and responded quickly even though I am a night owl and was corresponding late at night. He was able to fit me in-in his schedule and Not only did he arrive on time but he was even a little early. Mr. Loera was very polite and nonthreatening. Easy to approach and got right to work. He wasn't pushy or try to change the price we agreed upon last minute. I would definitely Mr. Loera & James R Loera Construction; to any single females that need help moving things or to anyone looking for a reputable and trustworthy professional. I will definitely be calling Mr. Loera for future projects!

I was installing a new cooktop and I needed my granite cut about an inch on each side of the counter inset. I called MFP construction and they came out to my house the next morning, set up a dust-prof tent and went to work. Robin was knowledgable, fast, efficient and clean!! A job well done! Thank you!!

The project was to move a door in our master bedroom and change it to a pocket door. It required him to build new supports, install new drywall, paint, etc. Oscar did a great job and was very responsive to all of our questions. He even went to Home Depot to pick up all of the necessary materials. Will be looking to hire Oscar the next time we have a project at our house. Thanks Oscar!

I purchased a hall closet door that I needed to be hung and Skyline Construction did an excellent job hanging it for me. They routed out the hinge pockets, sized the door to fit, and it hung just perfectly. Skyline Construction was on time, very professional, and extremely reasonably priced!

We wanted new granite counter tops for our kitchen and a island built. We wanted our island to match our existing kitchen cabinets color as well. Germain came out the same day I reached out to him to measure and gave us an estimate, turn around time, and was very informative, professional, and very reasonable. Throughout the process, he was always in contact with us, giving us updates, and keeping us informed of how the work was coming along on my island. The island we had made has 2 trash can pull out on one side, and a cookware organizer that was customized to fit in the middle cabinet, and another cabinet for storage, he later informed us we had room to add 4 more drawers up top, which we accepted to have done. It came out great, the color of the island was identical to our existing cabinets. We were very impressed. His guys he had doing the granite work were also very professional, punctual, and did a beautiful job on the counter tops. I would definitely be using Germain again for our future projects as he's a licensed general contractor. It was a nice, stress free, experience to upgrade our kitchen working with Germain at Greenview Construction.

Darrion has done a number of jobs for my house and he always does a great job. What I like the best is that you get a feeling that he knows what he is doing and his repairs would be the best quality. He has a ton of experience and knows what he is talking about. He can do any repairs in the house as he has built a lot of houses. I highly recommend Southland Torres Construction. The prices are reasonable.

After calling and emailing to schedule an appointment… They called back within two hours… Scheduled me for the next day… And we're very prompt upon our agreed arrival time. They got started when they said they would… Completed all of my concerns/issues… And most importantly they did an excellent job cleaning up after everything was completed . Paul their consultant along with George the owner, both arrived once everything was done to make sure that all of my concerns were addressed… And to check on the quality of workmanship . I totally understand that not every job they do, the owner may or may not do a follow up… But it was close to where he was that day, so he wanted to stop in to see for himself. Thank you very much Gehron construction .

Excellent service!I highly recommend Ranbay Construction for home or commercial renovations. The minute I met Brad I knew he was the best! My house and office needed a complete renovation and Brad walked me through the process, helped me pick out materials and finished the job on time! He laid out several options in a clear, no-pressure manner, and was extremely communicative throughout the process. His team showed up on time on every appointment, and they completed the work in the agreed upon time period. The clean up was excellent. They are very hard-working, helpful with questions and concerns, and trustworthy. I did a lot of research and interviews with multiple contractors before picking them. Brad was always available to answer my questions and I can't say enough about his company! I'm very satisfied with the overall experience I had with this company and would use them again without hesitation.

We had 2 Quotes from other competitors, we chose ECC because they were the most affordable. We had such a good experience from beginning to end. The Salesman was on time for our 1st appointment, he really paid attention and understood that we were on a budget and very professional. The job started and ended just as they said it would. The construction crew paid close attention to details and worked very hard. We are extremely happy with the work they have done !!! Thank you ECC

Joshua and his team did a great job on a series of repairs for our home in Irvine, CA. Joshua provided me a detailed estimate, remained in touch while we evaluated our options and performed the work quickly and professionally once we selected Yung Construction. He replaced our outlets and switches, patched up and painted our walls, installed new lighting, replaced some doors and fix some plumbing issues in our bathrooms. The work was very good value and high quality. Joshua and his team made sure we were taken care of and satisfied. I'd highly recommend them to anyone looking for construction work.

I have hired Mr. Jesus Sanchez many times from 2011 to 2015. First, he was our electrical subcontractor for our new commercial building in Downey. Thereafter he has been helping us as the handyman in different types of maintenance works for our properties around Downey area. His is always prompt, pleasant, knowledgeable and the fees is very reasonable. Quinn Nuyen, Manager of Compartment Business Partners, LLC

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
