He is very thorough, reliable and experienced! We have been looking at house market for about 2 years before we bought our first house with his help, and during these 2 years we have been reaching out to him million times via email, in person, phone call. He never gets tired or being impatient, and he always listens with full attention no matter how small or silly my question is and answers each question with his strategies and full considerations. He never pushes or persuade us making any decision and clear minds are important to help us to make a right choice. He is also very good at researching. When we are stocked to find out a 5 bedroom house and already envision ourselves living there, he found out some discrepancies of room counts between county records and seller's description, and researched some other potential issues related to that. That attention to details and due diligence and abundant experience are so important when it comes to big purchase decision. I would highly recommend Arpad!

Last summer, my wife and I bought a house in Palo Alto. We have been represented for this transaction by our realtor Cristina Ballerio. From the moment we started working with Cristina, four months before we bought our house, she kept us constantly informed and updated about the homes listed for sale in Palo Alto, which were within our location preference and budget. Cristina assisted us in preparing two offer on two different homes and she presented them; those offers were not accepted. Then she found another home that we liked and we put the offer in on Friday afternoon. Cristina was able to conduct a very intense negotiation and get our offer accepted on Friday night. This was extremely important as the listing agent cancelled the open house that was scheduled for Saturday morning. We will never forget the pivotal role Cristina had during our whole experience of finding, negotiating and closing our home purchase and how effective, professional and detailed she was while negotiating, preparing and submitting our offer.

I must admit that, in general, real estate agents (including Palo Alto Realtors) are not my favorite people. I haven't had the best experiences with them over the years. As a group, I rank them on a par with used car salesmen and the sleazy telemarketers who try to interrupt me at dinner time. So when I needed to sell my house (my mother's house of many years, actually), I grit my teeth and braced myself for battle. I interviewed several local Realtors, including a couple of so-called top agents. They were so much like such a bunch of clones that it was laughable. They would all show up in their luxury cars, wearing fancy clothes, very slick and acting really self-important. Each one came with a flashy laptop slideshow and huge presentation binder that looked as if it called for cutting down a small forest. They all said pretty much the same things, about my house and about themselves. They talked about how they're so great but when I asked them to tell me how specifically they differ from everyone else, they didn't have very good answers. Just the standard B.S. like, "I provide excellent service" and "my record speaks for itself." They were also pretty much the same in terms of the commissions they charge and when I touched on the subject, they got very defensive. (I thought commissions were negotiable but they don't seem to think so.) Then - the part I hate the most - they whip out their listing contracts and try to pressure me into signing. Talking to a friend of mine (who is very particular), I got a referral to Dan at Pacific Century Realty and arranged for him to stop by the house to talk. His clothes are not flashy, he doesn't drive a fancy car and he's only carrying a simple clipboard with a few sheets of paper. He asks questions and he listens more than he talks. He clearly answers all my questions, concisely, with no sales pitch. He seems more like a teacher then a real estate agent. (Later I learned that he used to teach college.) As the discussion comes to an end, I brace myself for the standard confrontation about signing a listing contract on the spot. But, guess what, he just says I'm welcome to contact him with any other questions that occur to me later. He tells me he enjoyed meeting me - and he's out the door. No sales pitch, how refreshing! But the main thing I learn is that, unlike the other Realtors, Dan's company really IS unique. I can list my home with him for just 1% and still get full service! In fact, he offers some really neat high-tech stuff that other companies don't offer, the companies that want to charge me more. The system is explained very clearly on their website but basically the idea is that if I meet certain conditions, like doing routine communication by email instead of by phone, they pass the savings along to me. What a concept. I like it. Now, here's the kicker. If Dan attracts a buyer directly during the pre MLS period, he will also discount the commission on the buyer's end. That's pure gravy, as far as I am concerned. The great thing for me was that it actually happened. So I saved like 4% on the real estate commissions (that's about $50k right there) PLUS the price I got for my house was higher by six figures then the other Realtors told me I could get PLUS the buyers were all cash PLUS it took only two weeks to close the escrow. From start to finish, from the time I first met with Dan to the time I got my money (wire transfer) from the escrow company, the total time was less than a month! During the first week, there were some pretty tough customers (buyers) who were testing the waters and floating offers. What I noticed about Dan was that he may not SEEM like a tough negotiator but he really got the job done. He basically killed everyone with kindness, which I personally thought was pretty cool. Once I asked him if being more of a hard-nosed jerk wouldn't be better for getting what you want in negotiations? He explained to me that emotions run high in real estate and the end result is usually better by keeping things amicable. You don't have to act tough to be tough. At first I was skeptical but in the end Dan proved to me that he was right. Conclusion: If I can keep tens of thousands of dollars in my pocket and also come out on top in the deal, with no downside, why would I not want to do that? I think it would be crazy not to. I learned from experience that a discount Realtor (discount brokerage) can actually offer superior service. So I've named Dan and his company in my estate papers (Living Trust), to automatically handle my other properties in case anything happens to me. That's how highly I regard him. He is highly skilled, extremely thorough and personally delightful, as well as absolutely trustworthy. P.S. I disregarded Dan's suggestion about choice of title company and hugely regretted my decision. Suggest you take all his recommendations seriously because they are based on years of experience.

If you're buying, expect a lot of questions from me! Why are you moving? Do you have children? What's important to you in a house and neighborhood? The more questions I ask, the better chance we have of finding you just the right home. Once I feel I have a handle on your needs as a buyer, we'll explore the various neighborhoods and available homes together. When a house "clicks", I'll offer you my expertise in helping you evaluate its condition and how this home fits your criteria. Before making an offer, we'll take a look at comparable homes on the market. After negotiating our price and conditions, I'll coordinate a professional team of reliable local lenders, escrow officers, inspectors, and various services who will see to every last detail throughout the escrow period. Even after the sale is complete, I like to assist my clients in any way I can. The way I see it, a successful sale is just the beginning of a long relationship. Sellers have different needs. Some need to sell their home quickly. Others have a little more time to deliberate. All sellers are looking for the best possible return on their investment. In each situation, I like to tailor my services to meet my clients' specific needs. That means evaluating a property's potential, suggesting various pricing and listing strategies, preparing the home, and the seller, for marketing. We'll ensure maximum exposure of your home through the internet, multiple listing service, broker previews, print advertising, open houses, and custom brochures. I believe that my attention to detail, my negotiating skills, my clear communication, honesty and enthusiastic nature are why so many of my clients are pleased with their transactions. But real estate requires a true team effort. And I think many of my clients learn a great deal, not just about real estate, but about themselves, through our process together. Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

      • Represent clients who are looking to buy, sell and rent properties.
      • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
      • Determine competitive market prices by comparing properties.
      • Create and publicize lists of properties for sale, including details such as location and features.
      • Market properties through advertisements, open houses and listing services.
      • Show prospective buyers or renters properties.
      • Present purchase offers to sellers for consideration.
      • Mediate negotiations between buyer and seller.
      • Ensure that all terms of purchase contracts are met.
      • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

      • Home inspection: $200-$350 or more, depending on region.
      • Home appraisal: $250-$400 or more, depending on region.
      • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
      • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
Hire skilled professionals for absolutely everything.
