Read the reviews on here and was super excited after meeting Toni in person. Ended up hiring Summit over the other people I met with. I wish I would not have done that in retrospect.. My house was originally listed for rent for way more than I was comfortable with, but trusted Summit to know what they could get. After 1 week we were supposed to lower price if no showings. They ended up waiting 2 weeks and I finally said to lower the price (after no showings at all). For the month Summit had my house they had zero showings and I was constantly having to reach out for updates myself. Making it a headache and something I wish I would have done by myself instead. (You can list on Zillow directly and they now help with leases and direct payments from tenants for free). I also had one maintenance request - it took them 3 weeks to get to it (was not a rush so that was fine with me) but they made it even worse than it was beforehand; so if I want it truly fixed I am going to have to shell out even more money now to fix what they did. I terminated my contract and Toni was super nice and great about it. So, I never posted a review because in my mind she made my frustrations right by just letting me pull the house from them… Until today; a month later… I got a random invoice out of the blue with zero notes or explanation on what the invoice was for. I had to again request more information myself as to what it was for. The reason being for their “time” to get it listed and stuff - but they got photos for free from when my house was listed for sale and had zero open houses or showings, so the only expense was really maintenance but again they made my issue worse than it was before… I understand having a fee for things like initial setups etc. but when you hire a property manager who gives you ZERO showings in a month, clearly did not know the market to appropriately price the rental, and had a bad experience with maintenance - I would think as a company trying to think of their reputation and stuff they would just call it a wash. But nope. Also sending it a month later out of the blue…? WILD. So, I paid my $250 invoice, but decided to also leave a review, because I had nothing but time today and don’t want someone else going through what I did. I HIGHLY recommend doing more research into property managers in Denver area before signing anything with Summit. Toni was super nice and friendly, but that’s the only positive thing I can say about my experience with Summit. She is the only reason I gave 2 stars instead of 1.

That said, it's clear we missed the mark in several areas that are very important to both you and us — communication, responsiveness, maintenance quality, and clarity around fees. Your frustration around the pricing strategy, lack of showings, and delayed maintenance resolution is completely understandable. While we do our best to recommend pricing that aligns with market trends, we should have acted more swiftly when adjustments were needed — and communicated that process more proactively. Likewise, our goal is always to keep owners informed, not to have you chasing updates. Regarding the maintenance request and the condition after the repair, we’re sorry that the resolution was unsatisfactory and another source of frustration. As for the final invoice — we hear your concern about the timing and lack of clarity. While it does reflect our standard setup fee for services rendered (listing, marketing, coordination, etc.), we understand how the delayed delivery and lack of detailed explanation added to your negative experience. That’s not how we want anyone to feel when working with us. We take all feedback seriously and use it to improve our processes — especially when it comes from someone who initially chose us over others based on trust and a positive first impression. We wish the outcome had been different, and we're sincerely sorry that it wasn’t a smoother and more rewarding experience for you. Toni is absolutely wonderful. I have full faith and trust in her 100%. she tells you how it is and truly cares about you and what is in your best interest.
