Wow, we feel so fortunate that we found Vestra Property Management to manage our rental property! When we moved out of state for a job, we struggled to sell our nice home -- it was on the market for 4 months with no offers. After that experience, we decided it was actually in our best long-term interest to rent out the home rather than sell it. After speaking with a couple other property management companies, we got Brandon from Vestra on the phone, and it was immediately clear that "this is the guy." Brandon went over to our home the same day we called him, suggested a couple things to do to get the house ready to show, either took care of those items or scheduled other professionals (cleaners/carpeting maintenance) and listed it the same day! We had several showings and landed a tenant within about a week. After a 4-month slog trying to sell the house, with no results, we were thrilled that he could find an excellent quality tenant within that short a period of time! Brandon so far has been incredible to work with. His pricing structure ensures he has "skin in the game" (he doesn't get paid unless your home is rented), he doesn't charge any leasing fees, and he does as much maintenance as he can himself, for a very fair price, which avoids the high maintenance fees that other companies will charge by calling out another professional to do basic maintenance. Brandon is very easy to work with -- providing great suggestions for what needs to be done to the property, as well as some *optional* things that could be done either now or in the future. We have quickly come to trust his judgement, and we are looking forward to a long and prosperous property management relationship.

I signed up with the owner Brandon in 2009 when it was IPS, I was fortunate enough to remain with him when he started Vestra Property Management throughout the years. until I sold the property in 2016. Working with Brandon made being a landlord extremely easy, We never experienced any major issues. Brandon humbly says that we had good luck, but after seeing how things have gone with others I know who rent homes, I can tell that it had far more to do with his level of care, and the tenacity that he exercised it with. I loved the convenience of being able to talk with him directly anytime I ever had a question or need. I dont think I ever got his voicemail! He always returned emails very quickly. And in the course of 8 years and 6 tenants I got rent 100% of every months rent without skipping a beat! The home was in great condition when I sold it and what started as a scary situation in a horrible economy in 2009, turned into huge profits in 2016!

We have several properties managed by Vestra, Brandon has been easy to communicate with (important when they are controlling your investments). When we’ve had issues, he’s worked to solve the problems to make a win-win solution for all parties involved. Vestra is different from most other property management companies in that they charge a flat rate each month to take care of the property, making it a very good value for us. Brandon has gone through some changes in the past few years with his businesses, and I believe that they are very reliable and trustworthy. We know that our tenants are well-chosen for our properties and well-taken care of by Brandon and his staff. I feel comfortable recommending Brandon and Vestra to others who want a good, reliable property management company.

  • What should the customer know about your pricing (e.g., discounts, fees)?

    Vestra is the only company in existence that only charges a single monthly fee (10% of the monthly rent). Vestra also does not markup or profit from maintenance or upgrades we perform in any way. Every other company charges numerous other fees in addition to their own 10% monthly fee. Coupled with the profit they make off of you for maintenance, their programs on average cost more than twice as much when compared to Vestra. Not only do these managers charge you as the homeowner extra fees, they also charge the tenants extra fees, and many for the same services they also charge you. Aside from this being unethical, it also hurts you as the owner; many well qualified prospective tenants will scoff at all of these extra fees and choose a different property. When shopping around, be sure to ask the management companies you speak with about all of their fees, and to view both the lease and management agreement before hiring them, and afterwards when they get the contracts executed.

  • What advice would you give a customer looking to hire a provider in your area of work?

    Always keep in mind that most companies use agents that are paid by commission; these agents get paid just for signing a lease with a tenant. If the tenant doesn't work out it's no sweat off their back, they'll get paid again to put another in the property. All at your expense!

  • What questions should customers think through before talking to professionals about their project?

    Customers should ask about all potential fees companies charge, not just to them but also to the tenants! Vestra only charges a single fee, period!
