- What should the customer know about your pricing (e.g., discounts, fees)?
Vestra is the only company in existence that only charges a single monthly fee (10% of the monthly rent). Vestra also does not markup or profit from maintenance or upgrades we perform in any way. Every other company charges numerous other fees in addition to their own 10% monthly fee. Coupled with the profit they make off of you for maintenance, their programs on average cost more than twice as much when compared to Vestra. Not only do these managers charge you as the homeowner extra fees, they also charge the tenants extra fees, and many for the same services they also charge you. Aside from this being unethical, it also hurts you as the owner; many well qualified prospective tenants will scoff at all of these extra fees and choose a different property. When shopping around, be sure to ask the management companies you speak with about all of their fees, and to view both the lease and management agreement before hiring them, and afterwards when they get the contracts executed.
- What advice would you give a customer looking to hire a provider in your area of work?
Always keep in mind that most companies use agents that are paid by commission; these agents get paid just for signing a lease with a tenant. If the tenant doesn't work out it's no sweat off their back, they'll get paid again to put another in the property. All at your expense!
- What questions should customers think through before talking to professionals about their project?
Customers should ask about all potential fees companies charge, not just to them but also to the tenants! Vestra only charges a single fee, period!
