In 2018 I was looking for a property manager. I interviewed about 10-15 people. I decided on Friday 4 pm to go with Brandon. I called him. He dropped his dinner plans he showed up at my place in 30 mins. Used existing pics I had, and the unit was in the market Friday night. I was thinking $1800/month was a good price, he suggested $1900 and if we had an issue renting, we could then lower. Demand was very high, and he suggested to set it to $2000/month. We got the unit ready and by Sunday he found a tenant plus 1-2 other backups. By Monday, my place was rented for $2000/month. So instead of me renting it $1800/month he rented it $2000/month which paid for his 10% fee and did not have to manage it. I had some items to fix. One of the toilets was not working, I had my plumber who is an experienced plumber could not fix it and had to buy a new one. Installation plus cost would have been $400. Brandon brought his crew, and his guy fixed the issue in 5 mins and saved me $400. My garage door broke down. I shopped around and the cheapest I could get was around $1400. Brandon's came over, he did a temporary fix so i can work on and he replaced my garage door for $1100. In the next couple of years when my lease was over with my other tenants I have given 2 of my properties to Brandon. All my properties are being rented 12 months out of the year with about about 1 week vacancy max. In fact, in one of my properties one of the tenants left about 1 month earlier and were able to lease it immediately and was able to get 13 months out of 12. Of course, that is an unusual case but because Brandon has a quick turnaround time it gets the properties ready ASAP, advertises in advance so by the time the property is vacant we can rent it. -Gets units ready to rent immediately after a new tenant is out, turn around 3 days -Finds very good clients, never had an issue -Rents units higher than i expect about $100-$200/month which pays part of the -Finds tenants quickly so it reduces my vacancy rate (3 years max 1 week vacancy) -Keeps tenants happy, has very high-quality customer service -Finds solutions that -Very knowledgeable about repairs and how to find solutions -Addresses issues were there is risk -He saved significant amount money in repairs bc his crew know their work -Very reasonable management fee. -Overall with Brandon managing my properties I have a higher income, fewer expenses and I dont have to manage the properties. -Very polite, professional and pleasure to deal with

Let me start off by saying where I was at 4 years ago. I owned a home and came to the conclusion that I needed to move closer to where my kid goes to school. At that point in time my options were to sell or rent the house. I really wanted to rent but I was scared shitless of the risk as I have experience with rentals growing up with my parents. I know you can be held hostage. I also don't want to have to deal with getting someone out of my place is necessary. Immediately when Brandon answered the phone the first time I called and we had an impromptu 45 min conversation on the phone I knew I found the property manager that would best help mitigate my risk. Let me tell you. This is my life savings, I interviewed 5 property managers and vestry property management won my business. I certainly found cheaper and cookie cutter companies trying to make a national name for themselves. This was not for me. What I have experienced from Brandon has been nothing short of relief. Relief that if I have problems I have a great contact that knows how to get the situation resolved quickly and economically. Things have gone pretty smooth for 4 years even after a rough start of problems I had with the house and things breaking. I have no problems cutting out unnecessary people or processes from my life but I deem vestra property management necessary now after taking the biggest risk of my life. I am no longer scared and this gives me confidence to rinse and repeat the process of obtaining properties.

Vestra has managed our property since 2019. We never thought it could be so easy and our extremely happy and thankful to have found them. We had a bad experience with the manager before Vestra and were worried going into this. The first year went great but when the pandemic started, we were worried again because our tenants moved out in July 2020. But everything went well they have kept good tenants in the property, we’ve received every months payment, and have had almost no vacancy in between leases. We had to replace the water heater last year, and they got it done the same day for less than we did at our primary residence.

Vestra has rented our property out since 2018 and has done a wonderful job. This was the first property my wife and I owned, so we were nervous about it being destroyed. Brandon promised it was in good hands. So far they have more than delivered on that promise. Maintenance costs are minimal, tenants seem happy, they pay on time, and take good care of the home. I am hoping for the right opportunity to find another for them to manage.

  • What should the customer know about your pricing (e.g., discounts, fees)?

    Vestra is the only company in existence that only charges a single monthly fee (10% of the monthly rent). Vestra also does not markup or profit from maintenance or upgrades we perform in any way. Every other company charges numerous other fees in addition to their own 10% monthly fee. Coupled with the profit they make off of you for maintenance, their programs on average cost more than twice as much when compared to Vestra. Not only do these managers charge you as the homeowner extra fees, they also charge the tenants extra fees, and many for the same services they also charge you. Aside from this being unethical, it also hurts you as the owner; many well qualified prospective tenants will scoff at all of these extra fees and choose a different property. When shopping around, be sure to ask the management companies you speak with about all of their fees, and to view both the lease and management agreement before hiring them, and afterwards when they get the contracts executed.

  • What advice would you give a customer looking to hire a provider in your area of work?

    Always keep in mind that most companies use agents that are paid by commission; these agents get paid just for signing a lease with a tenant. If the tenant doesn't work out it's no sweat off their back, they'll get paid again to put another in the property. All at your expense!

  • What questions should customers think through before talking to professionals about their project?

    Customers should ask about all potential fees companies charge, not just to them but also to the tenants! Vestra only charges a single fee, period!
