Michael set up a few bar stools, and a small entertainment system. He came very well prepared and on time. He set these items up with great care, working meticulously and cleaning up after himself. He also set everything up in good time (under two hours). I already have plans to use his services when my next set of furniture arrives. Hire him for all your furniture assembly needs!

We are very satisfied with his work. Our sump pump was broken and asked him to replace it. He not only replaced it but improved the way to install it for easier maintenance. He explained how to fix and how to maintain if we ever need to change it. He is honest and professional. We will ask him again if we need any help for the house. He is truly "Knight" to the rescue!

Gutter Buckster was very fast in responding to the initial request for gutter repair work, and he was able to evaluate the job on the same day. He began the work on short notice and completed the work within a very short deadline. His overall payment was a bit pricey for the type of repairs that were made but since he was quick to respond and accommodate the deadline, I feel the payment was fair.

Terrence helped with making the transition from previous property mgr painless by providing a sample correspondence for me to use. He is very aware of current market rent values and immed. recommended rent increases for both my properties. Terrence is personable and communicates well with tenants and myself. The monthly online billing/statements and communications are clear and easily understood. The maintenance crew has managed 2 issues well so far. I am glad to have made this change ....for peace of mind. Thx Terrence!

Bob was amazing! He came over late on a weekend to evaluate my AC issue. He was extremely professional, explained what needed to be done to fix the immediate issue, and offered suggestions for maintenance that would improve the performance of my AC as well as extend the lifespan. He was extremely knowledgeable. I would use him again in a heartbeat.

We've had our on site maintenance team and the units manufacture's technicians work on the unit and both were unable to fix the issue. Antonio was able to repair the unit quickly and easily.

I found In Touch Property Management through a search on Thumbtack. We were having very bad experiences with the management company we were using and were looking for a new management firm. We found everything we were looking for at In Touch Property. This company is reliable and honest. Rents are deposited on time. The tenants they have found are responsible. Maintenance issues are handled immediately; and their contactors make quality repairs at fair prices. Should we purchase another building in the Denver area we will definitely use In Touch as our property management company. Nancy Conklin AOA Properties

Weston and the Aspen Management team are fantastic. They are very professional, easy to work with and great with communications. They rented our home quickly yet Weston was very thorough in his due diligence and identified good tenants. In addition, our water heater broke the weekend after we moved out and Weston seamlessly took care of it. He's very conscientious to provide exceptional (worry-free) management services. I highly recommend Weston and Aspen Management!

Jeff helped manage my property in Parker for around 2.5 years and he was pretty good that when I decided to sell I chose him as my agent. There were several maintenance requests that were handled by Jeff and his team and I am glad things went smooth and on terms acceptable to us. I would highly recommend Jeff for property management.

I was really impressed by how quickly Alex was able to do a high-quality repair job in our attic after a wind storm had done some structural damage. He seemed absolutely focused yet was perfectly friendly and professional, and I felt as comfortable having him in the house while I was there and while I was not. I was also very pleased that he didn’t leave any kind of a mess for me to have to deal with after he left, as I had not had this experience with other contractors in the past. He accurately estimated how long it would take to do the job, and then charged me a very fair price. I would absolutely recommend North Point Carpentry and Maintenance, and I would call upon Alex in the future for another job.

We hired Pegasus for an whole-home interior paint project for our new house (which included walls and trim). It was a huge job, and the Pegasus team stuck with us all week to get it done. They were careful to remove blinds and tape properly prior to painting too, so as not to cause any damage. We're thrilled with our fresh paint color - it made the house look brighter and immediately more updated. Being contractors, they also paid close attention to other details along the way - fixing door hinges and applying caulk to repair areas that were previously not sealed. They recommended a few other miscellaneous areas that need attention, so we'll likely work with them again on other maintenance projects in the future.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

  • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
  • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
    • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
  • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

  • Attic ladder replacement: $150.
  • Toilet replacement: $75.
  • Ceiling fan and light fixtures: $75.
  • Faucet replacement: $125.
  • Garbage disposal: $75.
